There are potential risks and monetary liabilities to the homeowner for using an unregistered contractor. Further information can be obtained at 1-800-647-0982. The ers signing this condition is either the homeowner, agent for the owner or a registered contractor according to WA state law. X 3) The use, handling and storage of hazardous m nal or flammable and combustible liquids in excess of 10 gallons is not allowed without the approval of the Mason County Fire Marshal. X 4) Provisions for surface/subsurface drainage control must be implemented with new construction or development on site and MUST NOT adversely impact adjacent parcels. Under the requirements of Mason County Stormwater Ordinance, either private ditches and drains will meet requirements of the stormwater ordinance or prior approval will be granted to use an existing utility and drainage easement dedicated for that specific purpose. For further information regarding this ordinance and the REQUIREMENT to obtain an ACCESS PERMIT for the installation/construction of a driveway or access connecting from a Mason County Road, Contact the Mason County Public Works Department prior to construction at Ext 450. For any construction which is proposed to be located within 25' of a Mason County road right of way, it is suggested to contact that office to review future planned work which may affect your project. �, X 5) Residence need to be hooked up to the new drainfield prior to final/temporary occupancy. X 6) Project proposal subject to the conditions/reiuirements of the Hearings Examiner Decision to Variance request No. VAR2002-00015 and associated Habitat Management Plan (HMP).X ++ / . ll 7) Site plan approval contingent upon r oll of small 5' by 11' unpermitted addition on NW side of existing cabin. This addition must be removed within 60 days of permit issuance.X 8) The approval of this project is subject to the recommendations and specifications outlined in the attached geotechnical report or assessment. X r 10) Approved per dimensions and setbacks on submitted site plan. X 11) All approved plans are required to be on-site for inspection purposes. If an inspection is called for and plans are not available on site, then approval will not beg anted. In addition, a re-inspection fee (refer to current fee schedule, minimum 1 hour)will be charged and must be collected by the Building Depa ent prior to any further inspections being performed or approvals granted. X 12) In acc rdance with the Uniform Building Code, all sites shall have approved numbers or addresses located in such a position as to be plainly visible and legible from the street or road fronting the property. Mason County Building Department requires that this be completed prior to calling for any site inspections. Are-inspection fee based on rates as adopted by the jurisdiction and the Uniform Building Code will be assessed if the owner and/or contractor ail fo post the address on site prior to requesting inspections. X 13) The plan review check list and corrections, along with the Energy Compliance Worksheet (when applicable)are part of the approved plans and must remain thereto. It is the responsibility of the applicant to make the corrections indicated on the plans. Once the plans are marked "APPROVED", they shall not bg changed or altered without authorization from the Building Official. The permit holder is responsible to retain the complete approved set of plans op site for the duration of the project. If an inspection is requested and the "approved" plot plan is not on site, then approval wil not be granted. In addition, a re-inspection fee (refer to current fee schedule, minimum 1 hour)will be charged and shall be collected by the Buildin D partment prior to any further inspections being performed or approvals granted. X 18) Any changes in proposed construction shall be reviewed by the engineer or architect of record and submitted in writing to the Mason County Building Department prior to construction. All engineering and/or architectural documents are a part of the approved set of plans and shall remain attached thereto. If documents are removed, approval will not be granted. 'There seems to be some discrepancies between these. Scaling out the foyer on the site plan it looks like it 8'by 8.5',which exceeds 101/6 of the cabin,but the 7'by Vas shown in the drawings works fine. The site plan also doesn't seem to show the covered entry ways proposed in the drawings on the front and back of the foyer. We can't permit these covered entry ways as shown. They are beyond the scope of the 10%allowance under the Resource Ordinance and would require review under a new variance request You can have a 1.5'overhang max.on the front and back of the T by 8'foyer. There was never any discussion about these covered entry ways that you have proposed. If you were actually proposing these covered entry ways they should have been shown on your revised site plan. I'm not sure that we need to have you revise the plans,but we'll need to have something from you acknowledging that the covered entry ways will not be constructed as drawn,and the roof overhangs will not exceed 1.5'. Since the size of the foyer doesn't match on the site plan,well also need something from you acknowledging that the actual size is T wide by 8'deep. Submitting something signed in writing to this effect should,for my purposes help avoid having to redraw the plans. You should also talk to the building deptartment though,to be sure this will work for them. I've discussed it with Jenny Nickerson ext.219,and it seemed like this would probably work for them too. There seems to be some discrepancies between these. Scaling out the foyer on the site plan it looks like it 8' by 85, which exceeds 10% of the cabin, but the 7' by 8' as shown in the drawings works fine. The site plan also doesn't seem to show the covered entry ways proposed in the drawings on the front and back of the foyer. We can't permit these covered entry ways as shown. They are beyond the scope of the 10% allowance under the Resource Ordinance and would require review under a new variance request. You can have a 1.5' overhang max. on the front and back of the 7' by 8' foyer. There was never any discussion about these covered entry ways that you have proposed. If you were actually proposing these covered entry ways they should have been shown on your revised site plan. I'm not sure that we need to have you revise the plans, but we'll need to have something from you acknowledging that the covered entry ways will not be constructed as drawn, and the roof overhangs will not exceed 1.5'. Since the size of the foyer doesn't match on the site plan, we'll also need something from you acknowledging that the actual size is 7' wide by 8' deep. Submitting something signed in writing to this effect should, for my purposes help avoid having to redraw the plans. You should also talk to the building deptartment though, to be sure this will work for them. I've discussed it with Jenny Nickerson ext. 219, and it seemed like this would probably work for them too. General: Comply with requirements of ACI 304 and as follows: 1. Schedule continuous placement and consolidation to prevent formation of cold joints. 2. Deposit concrete as close as possible to its final location,to avoid segregation. 3. Thoroughly consolidate without displacing reinforcing using internal vibrators. 4. Strike off and level concrete slab surfaces, using bull floats before bleed water can collect on surface. Do not work concrete further until finishing operations are commenced. REINFORCING STEEL Reinforcing steel shall conform to ASTM A615 Grade 60 new billet stock, deformed steel free of rust, scale or other bond-reducing coatings. Tie bars securely with #16 double annealed wire. Fabricate in accordance with ACI 315. Provide support as indicated or recommended by ACI STD 315. Reinforcing shall be placed in accordance with"CRSI Recommended Practice For Placing Reinforcing Bars." CONCRETE COVER The following concrete cover shall be provided for reinforcement: • Concrete cast against and permanently exposed to earth: 3 inches for footings 2 inches for interior slab-on-grade • Concrete exposed to earth or weather: 1'/z inches for#5 bars and smaller and WWF CONCRETE WALL REINFORCING At all openings provide (2) #5 along each side of opening, (2) #5 diagonally at each comer of opening. Rebars shall extend 28 inches minimum beyond edge of opening. ADHESIVE ANCHORS INTO CONCRETE Adhesive anchors shall consist of a threaded anchor rod, nut, and washer and an injectable adhesive material. Manufacturer's instructions shall be followed for all installation steps including: material handling and storing, substrate drilling and cleaning, and adhesive installation. 1. The injectable adhesive material shall be HIT HY 150, as manufactured by Hilti, Inc. Only injection tools and static mixing nozzles recommended by the manufacturer shall be used. 2. Anchor rods shall be ASTM A36 furnished with two chamfered end so that either end will accept a nut and washer. PRESSURE TREATED WOOD Preservative treatment: All lumber required to be preservative treated shall be pressure treated in accordance with UBC requirements to bear the FDN grade mark. Each piece of treated lumber shall bear an approved quality mark or that of an approved inspection agency which maintains continuing supervision, testing and inspection over the quality of the product, as described in the UBC standards, and shall be identified as required by these standards. Where FDN lumber is cut or drilled after treatment, the cut surface shall be field treated with approved preservatives by repeated brushing, dipping or soaking until the wood absorbs no more preservative. WOOD FRAMING AND LUMBER GRADING Allowable stress required shall be in accordance with standard grading rules of West Coast Lumber No. 16. Moisture content shall be maximum 19%. All studs, plates and blocking at shear walls, load bearing and exterior studs and plates shall be of grade Douglas-fir#2 or better, unless noted otherwise.
