NOTIFICATION OF INCOMPLETE APPLICATION
8/22/2003 Case No.: BLD2003-01120
Comments: Due to slopes in excess of 15% adjacent to or within 300 feet of the
project a Geological Assessment will need to be done to address slope
stability and the other requirements of the enclosed landslide hazard
chapter 17.01.100 section E. 4. The report must state that hazards
related to landslide hazard areas can be overcome in such a manner
as to prevent harm to property and public health and safety, and must
also assure the project will cause no significant environmental impact.
See Mason County Code 17.01.100, E7.
The Landslide Hazard covenant attached to the back of the enclosed
ordinance may need to be completed and recorded with the Mason
County Auditor prior to building permit issuance if it is determined
through review of your geological assessment that the proposed
development will occur within a landslide hazard area or buffer.
Please review your Geological Assessment prior to submission to
ensure that it contains the information required in section E. 4. of the
enclosed ordinance (highlighted section). Missing information will
result in further delays in the review process. You may want to provide
a copy of these requirements to your licensed engineer or geologist.
A regulated wetland was also observed near (downslope and within
approx. 75 feet) of the unpermitted cabin. You will need to provide a
wetland delineation and categorization consistent with the
requirements of the enclosed Mason County Resource Ordinance
wetlands section in order to determine delineate appropriate buffer and
building setback dimensions. Wetland buffers regulated by this
ordinance range from 25' - 125' with an additional 15' building setback
from the edge of the buffer.
You have 30 days to provide the above mentioned information. If
necessary it may be possible to extend this time frame.
If you have any questions please feel free to call. Thank you.
