PHYSICAL DESCRIPTION
A. EMERGENCY VEHICLE ACCESS ROADWAY REQUIREMENTS
1 Provide 20 foot unobstructed width with an all weather
riving surface per Mason County Standards .
10 All turns shall have a minimum 26 foot interior turning
radii, 45 foot exterior turning radii.

6 . Roadways must be in place and serviceable prior to the
start of any combustible construction.
7. Fire lanes shall be determined by the Mason County Fire
Marshal and marked per Mason County Standards .
8 . Where more than 50 units are designed in a residential
development, either single-family, multi-family, retirement or
similar, there shall be a minimum of two (2) access points to
the street system. Such access points shall be located so as
to provide for circulation, alternate emergency vehicle access
routes, through access and general area transportation design
considerations . One of these access points may be for
emergency vehicle use only where the number of units does not
exceed 100 . Such EMERGENCY VEHICLE USE ONLY access shall be
approved by the Mason County Fire Marshal .
GENERAL ACCESS ISSUES:
1 . More than one fire apparatus road shall be provided when it
is determined by the Mason County Fire Marshal and the local
fire protection district that access by a single road may be
impaired by vehicle congestion, condition of terrain, climatic
conditions or other factors that could limit access .
2 . Where fire apparatus access is unduly difficult, the Mason

B. ADDRESSING
1. One or more signs are required.
2 . The building(s) shall have the building address letters,
numerals (E 2301) or address series numerals (E 2301-2400)
located on the upper 25% of the building face and situated so
as to be clearly visible and easily legible from the street
fronting the property. Numerals shall contrast to the
background color.
NUMERAL SIZE SHALL BE:

3 . Building units or suites shall be clearly differentiated in
an ordered and sequential manner per Mason County Standards
and identified by floor where applicable.
4 . Approval is required for building and unit addressing. A
plan with dimensions must be submitted prior to final
approval. Multi-story residential unit addresses must be
"stacked" to the side of the primary stairwell.
5. Temporary signs shall be used at the job site as soon as
construction begins.
C. EXITS
1. Provide the number and size of exits per Chapter 33 of the
Uniform Building Code.
2 . Exits shall be continuous and unobstructed to a public way.
The exit configuration shall be indicated during the site plan
review.
3 . Emergency exit lighting shall be provided as follows:
a. All group I-1 Occupancies
b. When there are one or more floors above or below
grade, except R-3 .
c. Group A & E Occupancies with an occupant load of 50 or
more.
d. All other occupancies with an occupant load of 100 or
more.

1. Stormwater system shall be designed such that the direction of
flow is to the southeast. No direct flow to creek westward of
track shall be allowed.
2 . Stormwater system shall include biofiltration swales to carry
track runoff toward southeast .
3 . Stormwater system shall otherwise meet the requirements of the
Mason County Public Works Department.
4 . Go-cart maintenance area shall be paved and sloped such that
minor spills of oil and gas can be collected and disposed of in
accordance with applicable regulations.
5 . A minimum of one handicap parking stall shall be designed
according to the requirements outlined in the Mason County Parking
Ordinance #815 .
6 . Parking stalls shall be clearly delineated on the site to
prevent .random parking.
7 . A maximum of 5 gallons of used oil may be stored on the site at
any one time.
