Page 1 of 6 CASE NOTES FOR BLD2013-00232 CONDITIONS FOR BLD2013-00232 1) Contractor registration laws are governed under RCW 18.27 and enforced by the WA State Dept of Labor and Industries, Contractor Compliance Division. There are potential risks and monetary liabilities to the homeowner for using an unregistered contractor. Further information can be obtained at 1-8Q0-647-0982. The person signing this condition is either the homeowner, agent for the owner or a registered contractor according to WA state law. 2) Owner/ gent is responsible to post the assigned address and/or purchase and post private road signs in accordance with Mason County Title 14.28. X ��6`i �1 3) All replacement windows shall be installed per manufacturer's specifications and be flashed per IRC section R703.8. All installations shall meet requirements for guards per R613 and safety glazing per R308.4. WSEC requires a U-factor of.32 or less in all heated spaces. Existing, non-conforming, egress window openings are not required to be enlarged, but it is highly recommended. Egress windows replaced in an existing opening shall be brought into compliance with current codes if a product is available for this application. Building plans/permit are required for windows in new, enlarged or relocated openings these installations must meet all current codes. Windows and doors shall be installed in accordance with the manufacturer's written installation instructions and shall be available during inspections. The new area will be created by removing and extending the existing living room wall out 8-ft to line ( -, with existing walls. Install continous footing and foundation system to support the new wall in accordance with 2009 International Resic" nde or provide engineer design,prepared by a Washington State licensed design professional for other foundation systent 2) Install prescriptive interior braced wall panels as noted on approved plans. Interior braced wall panels shall be inspected by Mason Car;~-.1 building inspector to verify compliance to prescriptive options. 3) New elements shall comply with the 2009 Washington State Energy Code(WSEC)as noted in a separate condition. New window and door openings shall be the same size as existing openings. 4)New furnace and heat pump shall be installed. The mechanical system and duct system shall comply with Washington State Energy Code requirements including duct sealing test as noted in a separate condition. Heating shall have a min. 7.7 HSPF 5) Existing water heater shall be replaced and installed with an Energy Factor(EF) of.57 or better or a combined annual efficiency(CAE) .71 or better. The water heater shall be strapped to resist seismic forces,placed on an R-10 insulated pad, water lines insulated and source of iginition shall be located not less than 18-inches above the finished floor of the garage. 6)Existing roofing material shall be replaced with new. Xa 5) All approved plans are required to be on-site for inspection purposes. If an inspection is called for and plans are not available on site, then approval will not be granted. In addition, a re-inspection fee (refer to current fee schedule, minimum 1 hour)will be charged and must be collected by the Building Department prior to any further inspections being performed or approvals granted. It is the responsibility of the applicant to make the corrections indicated on the plans. The basic wind speed for Mason County is 85 MPH. X 12) REQUIREMENTS FOR ROOF COVERINGS. Roof coverings shall be applied in accordance with the applicable provisions of the current code and the manufacturer's installation instructions. X aA 13) All construction must meet or exceed all local ordinances and the international codes requirements as adopted and amended by Mason County and the State of Washington. Occupancy is limited to the approved and permitted classification. Any non-approved change of use or occupancy would result in permit�revocation. Page 4 of 6 14) Installation of heating equipment in a single-family residence shall -neet the requirerne-!,ts of the current Washington State Energy Code, applicable sections of the IRC and IMC. Heating equipment shall be sized in accordance to IRC, Section IA ,401. Heating and e-sign load calculations for the purpose of sizing HVAC systems are required and shall be calculated in accordance with accepted practice, including infiltr ticn and ventilation. Design calculations shall be available for inspection during inspection. Referencing IRC M1601.4, all ducts, air handlers, filter boxes, and building cavities shall be sealed. All joints of duct systems and seams shall be made substantially air tight by means of tapes, mastics, liquid sealants, gasketing or other approved closure systems. Closure systems used with rigid fibrous glass ducts shall comply with UL181A and shall be marked 181A-P for pressure-sensitive tape, 181A-M for mastic or 181 A-H for heat-sensitive tape. Closure systems used with flexible air ducts and flexible air connectors shall comply with UL181 B and shall be marked 181 B-FX for pressure-sensitive tape or 181 B-M for mastic. Duct connections to flanges of air distribution system equipment or sheet metal fittings shall be mechanically fastened. Mechanical fasteners for use with flexible nonmetallic air ducts shall comply with UL 181 B and shall be marked 181 B-C. Crimp joints for round metal ducts shall have a contact lap of at least 1-1/2 inches (38 mm) and shall be mechanically fastened by means of at least three sheet-metal screws or rivets equally spaced around the joint. Closure systems used to seal metal ductwork shall be installed in accordance with the manufacturer's installation instructions. Duct tape is NOT permitted as a sealant on any ducts. When ducts are located in unheated spaces the ducts hall be insulated to R-8 DUCT TIGHTNESS TESTING shall be conducted by person(s) trained to perform such testing. A signed affidavit documenting test results in accordance to WSEC Section 503.10.3 shall be provided to the Mason County Building Department prior to the final occupancy inspection. Affidavit forms are available on at the WSU-Energy Program website titles, "Duct Leakage Affidavit"or"Duct Leakage Testing Results (Existing Construction)." Duct tightness testing is not required if the air handler and all ducts are located within the heated space. All heating equipment shall meet the requirements of the National Appliance Energy Conservation Act(NAECA) and be so labeled. (WSEC503.4) or in accordance to WSEC Section 1411. X 1li� 15) The demolition and disposal of debris must meet the regulations of Mason County and Olympic Region Clean Air Agency (ORCAA). It is unlawful for any person to cause or allow the demolition (or major renovation) of any structure unless all asbestos containing materials have been identified and removed from the area to be demolished. X LJV 17) CONSTRUCTION PROCESS TO BE FIELD CORRECTED AS REQUIRED PER MASON COUNTY BUILDING DEPARTMENT AND THE ADOPTED BUILDING CODE. The construction of the permitted project is subject to inspections by the Mason County Building Department. All construction must be in conformance with the international codes as amended and adopted by Mason County. Any corrections, changes or alterations required by a Mason County Building Inspe r shall be made prior to requesting additional inspections. X 19) All building permits shall have a final inspection performed and approved by the Mason County Building Department prior to permit expiration. The failure to request a final inspection or to obtain approval will be documented in the legal property records on file with Mason County as being non-compliant with Mas n County ordinances and building regulations. Xi 20) All permits expire 180 days after permit issuance, or 180 days after the last inspection activity is performed. The Building Official may extend the time for action for a period not exceeding 180 days, upon the receipt of a written extension request indicating that circumstances beyond the control of the permit holder have prevented action from being taken. No more than one extension may be granted.
