The applicant shall retain existing vegetation surrounding the facility lease compound to provide for the necessary buffering and landscaping
required by Mason County Ordinance 5-98 and Development Regulations.
The applicant shall initiate the collocation of additional telecommunication carriers on the approved tower upon the request by other
telecommunication companies in order to reduce the need for additional cellular tower construction in the area.
The applicant shall remove the monopole/tower within ninety days of the date of notice that the subject facility is abandoned (i.e. taken out of use
for all facility users for any period of twelve consecutive months).

All upland areas disturbed or newly cfo�ted construction activities shall be seeded, vegetated or given an equivalent type of erosion protection
(silt fencing or straw matting). X '
1) Towers shall maintain a galvanizeJ steel finish or, subject to any applicable standards of the FAA, be painted a neutral color, so as to reduce
visible obtrusiveness
2) At a tower site, the design of the buildings and related structures shall, to the extent possible, use materials, colors, textures, screening, and
landscaping that will blend the tower facilities to the natural setting and built environment.
3) If an antenna is installed on a structure other than a tower, the antenna and supporting equipment must be of neutral color that is identical to, or
clowely compatible with, the color of the supporting structure so as to make the antenna and related equipment as visually unobstructive as
possible.
4) Towers shall not be artificially lighted, unless required by the FAA or other applicable authority. If lighting is required, the governing authority
may review the available lighting alternatives and approve the design that would cause the least disturbance to the surrounding views.
? Development of the site shall be consistent with the Geotechnical Report provided for this project and Mason County Resource Ordinance
/ requirements.
This permit becomes null and void if work or construction authorized is not commenced within 180 days,or if construction or work is suspended for a period of 180 days at any time after work is
commenced. Evidence of continu Ttion of work is a pr ress inspection within the 180 day period. Final inspection must be approved before building can be occupied.

tests that Carrier deems desirable at Carrier's cxpense to determine the feasibility of constructing and operating
its communications facility upon the Property, including but not limited to 1) radio frequency resting; 2) soils
testing, 3) environmental audits;4) boundary surveys; 5) on-site feasibility assessment; and 6)utilities ardcring,
coordination and installation; and/or 7)filing of zoning applications (the"Access Rights').
Owner may revoke the Access Rights at any time by delivering written notice to Carrier by certified mail, rcturn
receipt requested, at the following address:

EACH PARTY ACKNOWLEDGES THAT THE OTHER HAS MADE NO REPRESENTATIONS OR
COMMITMENT'S THAT A LEASE AGREEMENT CONCERNING THE PROPERTY WILL BE ENTERED

This agreement constitutes the entire understanding between the parties regarding the Access Rights_Any prior
understandings, whether oral or written are superseded. This agreement is governed by tie laws of the State in
