Having considered the evidence presented by the parties in this appeal, the Board hereby:

This decision is based on our finding that:
The hearing was held on Thursday, June 6, 2024.
William Kane, Appellant, was present at the hearing. IdaMae Jensen, Assessor's Representative, and
Assessor Patti McLean were present.
The Appellant noted on the petition that"overall the assessed value shows a lack of equality and is based on
arbitrary numbers." Attached to his petition, he provided the assessed values of properties, including nine
sales from 2023.
The Assessor testified that the 11 listings on page 1 of 3 of the Appellant's evidence are not actual sales, but
assessments and therefore not considered.
The Assessor stated that the Appellant is not taking into consideration all the factors that are used in
determining the value. She also stated that the neighboring property also received the same 17% economic
factor increase for the waterfront.
On page 2 of 3, the Appellant's evidence compares improved properties as based on their assessed values,
none of which were actual sales. Also, on page 2 of evidence, nine 2023 sales were noted, however, none
of these sales were used to develop the current value under appeal, as of the January 1, 2023, assessment
date.
The Assessor provided four comparable sales within the same neighborhood, A4 North Shore. The values,
as adjusted, ranged from $694,718 to $835,895. The value of the subject property falls below this range.

The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $417,015 and improvements at$263,690 for a total of
$680,705 for the subject parcel.

This decision is based on our finding that:
The hearing was held on Thursday, June 6, 2024.
John& Robin Inch, Appellants, were present at the hearing. IdaMae Jensen, Assessor's Representative, and
Assessor Patti McLean were present.
The Appellants provided four comparable sales from 2022 to 2023. The two sales in 2023 were not
considered as they were beyond the January 1, 2023, assessment date.
During the testimony the Appellants had several questions concerning bedroom count, deep water cove, the
number of plumbing fixtures, and the value of the pole building. They further stated that their taxes had
tripled since 2017.
The Assessor explained that bedroom count was not considered in setting value.
She explained that"deep water cove" is an old term for"cove". The value of the subject parcel was
decremented 15% due to the cove factor.
The Assessor re-counted the plumbing fixtures and will issue a correction to address this.
The Assessor testified that the value of the pole building is based on the cost to construct at the date of
assessment.

The Assessor provided a sales grid with five comparable sales. Two of the sales were provided by the
Appellants. The values, as adjusted, ranged from $829,316 to $1,136,810. The value of the subject parcel
falls within this range.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $392,445 and improvements at$590,790 for a total of
$983,235 for the subject parcel.
