Lisa&Nathan Weyh, Appellants, were present at the hearing. IdaMae Jensen, Assessor's Representative, and Assessor Patti McLean were present. On the petition, the Appellants listed four comparable sales from 2019 to 2020. The Appellant noted their parcel's location is in a rural area. The Assessor provided a sales grid with six comparable sales, three of which the Appellant provided. The Assessor's comparable sales had lower net and gross adjustments than those sales provided by the Appellant, and therefore were not considered. The values, as adjusted, ranged from $478,865 to $650,829. The value of the subject parcel falls within this range. The Board found no clear, cogent, or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at $148,655 and improvements at $426,875 for a total of $575,530 for the subject parcel.
