Hi Kell,
Rick Buechel is the owner of the above noted parcels. Parcel#32232-55-00040 is occupied by an existing
warehouse, placed right at the bulkhead line, which Rick wants to remove. The other two parcels are vacant.
Parcel#32232-55-00032 is zoned RR-2.5; the other two are zoned RC-3.
Attached you will find a drawing that simply lays out the parcels (including a parcel between them that has an
existing residence that will remain unchanged), along with some potential building types,footprints, and
setbacks; some of which we acknowledge do not meet the current zoning requirements. This drawing was put
together for purposes of discussion among ourselves, but it became clear right away that we need some input
from the planning department. We thought about requesting a Pre-Submittal Conference, but clearly we have
not developed the concepts sufficiently to make that worthwhile for all involved. We just need some input from
the planning perspective before we can move forward with anything, and we are flexible in our formation of the
proposal. But the current commercial zoning, at least on its face, seems like it might not be the best for these
parcels. We can explain our thoughts on that further.
I was hoping that with this information provided ahead of time,we could schedule a meeting with you. If the
County needs to charge something reasonable for that meeting, we understand. But that seems like the most
productive way to proceed.
Let me know what will work for you. I will be out of the office Monday and Tuesday of next week, but after that
is good for me. We will also want to coordinate with Rick's schedule.
