We understand the parcel will be developed by constructing a single-family residence(daylight basement)and garage. See photo below. The Mason County Resource Ordinance Geologically Hazardous Areas(12-27-2006)contains the following: 17.01.100 Landslide Hazard Areas E. Special Reports 1.Applicability Category d. Development proposed within 300 feet of areas with slopes between 15 percent (8.5 degrees) and 40 percent(21.8 degrees)will require a Geological Assessment. The proposed building location will be located where the slope is approximately 34 percent. Hence, Mason County requires a geological assessment. The subject site is not located within 300 feet of a landslide hazard area (17.01.100.E.4(6)). y$ r Proposed Garage S r �E • Location SITE CONDITIONS The subject site is located approximately 0.25 miles south of the center of Union, Washington. The parcel (0.23 acres) is located in an area of sparse residential development; see the Vicinity Map (Figure 1) following this report. The site is currently bounded by residential parcels on the west and north sides (see aerial photos on next page). A forested parcel is to the east; Pine Street bounds the parcel to the south. See Figure 2 Site Plan. Access will occur from an existing driveway from the southern portion of the site. At the proposed building locations,the slope ranges from 20 to 34 percent. For areas with less than 10 vertical feet of relief, the steepest slope measured onsite is approximately 38 percent along the eastern edge of the existing driveway. The lot is mostly vegetated with Scot's broom, blackberry, foxglove, lupine, and Japanese knotweed as well as cedar trees. Surface water flow was not observed onsite. Minor ponding was observed in a low area that was created during the driveway construction. No slope instability was observed at or around the proposed building locations. Multiple glacial advances deposited the onsite material. The near surface material was deposited during the.most recent Vashon stade (stage) of the Fraser glaciation that occurred between about 9,000 and 11,000 years ago. Weathering and erosion has occurred since. �r The figure (right) is a LiDAR image at a 12-ft. resolution. In the local vicinity, ridgelines trend northeast to southwest. The onsite soils are composed of sandy gravel with minor silt underlain by well cemented and well-graded sandy gravel (glacial till) material (17.01.100.E.4(4)). Fill ' material was observed along the eastern edge of the J existing driveway extending into the central portion of the site (see Figure 2, Site Plan). The fill material is approximately 5 feet thick at the maximum. The proposed ! building locations are located where little to no fill is ";, ` �`, ✓ present. The untested fill material cannot be verified for r' grain-size,moisture, or density(compaction). Offsite to the west, the parcel has an exposure of cemented jw ' and very dense sandy gravel characterized as glacial till : This cut slope stands nearly vertical for a height of 8 feet. Puget Sound LiDAR Consortium Little sloughing was observed at the base of the cut slope. Resources by Rogers and Walsh detailing faults in the Puget Sound were reviewed. The following geologic excerpts are for the information of the client and not necessarily for the review staff at Mason County. The following photos portray the onsite material. The Geologic Map of Washington — Northwest Quadrant (2002) has mapped the site geology as glacial till deposits(Qgt)of continental glacial origin. The report reads: Till— Unsorted, unstratified, highly compacted mixture of clay, silt, sand, gravel, and boulders deposited by glacial ice; may contain interbedded stratified sand, silt, and gravel. Includes part of the Vashon Dry undivided. a s t " , The Geologic Map of the Shelton 1:100,000 Quadrangle, Washington, by Logan (2003) describes the site as late Wisconsinan(Pleistocene). The glacial till(Qgt)is described as: Unsorted, unstratifted, highly compacted mixture of clay, silt, sand, gravel, and boulders deposited by glacial ice of the Puget lobe; gray; may contain interbedded stratified sand, silt, and gravel; sand-size fraction is very angular and contains abundant polycrystalline quartz, which distinguishes this unit from alpine till; cobbles and boulders are commonly striated and (or)faceted; although unweathered almost everywhere, may contain cobbles or small boulders of deeply weathered granitic rock. The Geologic Map of Southeastern Mason County, Glacial Till Washington, USGS Water-Supply Bulletin 29 by Noble and Molenaar (1970) describes the southern site as Till. The Till(Qvt)is described as follows: r Till. cobbles and course gravel in matrix of mine sand, silt, and clay. Generally a compact, unsorted mixture. Extensively underlies drift plains in thicknesses of a few `A feet to more than 50 feet. Poorly pervious, but has sand and gravel streaks that may yield small quantities of perched groundwater. At the proposed building location, the slope is well vegetated with no indication of previous landsliding. The onsite trees are straight and vertical throughout and surrounding the site. The Coastal Zone Atlas, Volume 9, Mason County (MA-7) maps the site as Vashon glacial till (Qvt). Coastal Zone Atlas Foundation stability is described as "excellent." Seismic stability is described as"good." The slope �. Ayres Point s stability is described as "stable." See figure to r J right. 4 ?' POTENTIAL FOR LANDSLIDE ACTIVITY . scak 1324,OOD Even though slopes approach 34 percent at the ME proposed building location, the potential for === _= ®� - landslide activity is very slight. The onsite and offsite slopes are not a concern for potential landslide activity. The surrounding area includes moderate slopes that are well vegetated and developed with residences. See following photos. s The Liquefaction Susceptibility Map of Mason J ^ County, Washington by Palmer, Magsino, Poelstra, Bilderback, Folger, and Niggemann (September ti 2004)maps the site area as having a very low liquefaction potential. The Site Class Map of Mason County, Washington by Palmer, Magsino, Bilderback, Poelstra, Folger, and Niggemann(September 2004)maps the site area as site class C. No landslide hazard areas were observed within 300 feet of the site. Proposed activities and site conditions for the development do not warrant a more comprehensive Geotechnical Report (17.01.100.E.4(7)). We recommend no further action is needed unless areas of concern are unearthed during construction or damage ensues from removing vegetation. To minimize erosion and sedimentation, we recommend that vegetation remain or be cultivated in areas outside the building location. If there are any changes in the loads, grades, locations, configurations or types of facilities to be constructed, the conclusions and recommendations presented in this report may not be fully applicable. If such changes are made, we should be given the opportunity to review our recommendations and provide written modifications or verifications,as appropriate. Changes to the Mason County procedure may require our firm to revisit the subject site prior to development, if six months has elapsed,to ensure the conditions are in agreement with our original report. REPORT LIMITATIONS AND GUIDELINES FOR USE We have prepared this report for the exclusive use of Andy Mendenhall and his authorized agents for the proposed single-family residence and garage in Mason County, Washington. Site inspections, research, and mapping have culminated in this report. This report is intended to meet the requirements of the Mason County Critical Areas Ordinance. This report does not specify setbacks for: line-of-sight setbacks, FWHCA setbacks, eagle tree setbacks, wetland setbacks, or property line setbacks. Within the limitations of scope, schedule and budget, our services have been executed in accordance with generally accepted practices in the field of geotechnical engineering in this area at the time this report was prepared. READ THESE PROVISIONS CLOSELY Some clients, design professionals, and contractors may not recognize that the geoscience practices (geotechnical engineering or geology) are far less exact than other engineering and natural science disciplines. We have provided three copies for your review and distribution. ESTIMATED DEPTH TO WATER To estimate the depth of static water table the surrounding well logs were reviewed. The estimated depth of static water table ranges from 150 to 200 feet. The well logs are attached with this letter. UPSLOPE GEOMORPHOLOGY The geomorphology of the Union area is marked by glacial outwash and till deposits,forming thick layers of non- lithified sediments, commonly well consolidated, marked by upland low rolling hills. These commonly have relatively steep slopes made locally irregular by numerous small, often unnamed, streams. The Mendenhall property is immediately backed by such a slope leading to a point 400 feet above sea level. There are numerous glacial kettles in the area,now forming small lakes,but none are in the immediate area of the client's residence.
