Dear Applicant: As part of this department's review of your permit application, a Shoreline Inspection (SPI) was performed on your property. Below you will find comments made regarding the proposed development and its critical values. In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must be included in your specific proposal; these setbacks are included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Sincerely, Scott Longane er Land Use Planner Mason County Planning Department 02/07/2001 1 of 2 SP12001-00016 02/07/2001 Shoreline Inspection Case Comments: The following comments pein to the visit oparcel# 15221 1-00016 160 rta 00050 on 02/06/01, 31 Site inspected on 02/06/01 by Planning staff to determine the setback from the shoreline for the placement of a single family residence. The minimum setbacks from the ordinary high water mark (OHWM) should be measured from the waterward edge of the existing wood bulkhead. This setback applies to any portion of the structure that is over 30" in height above average grade, including decks, porches etc. The shoreline setback was determined by drawing an imaginary line between the rooflines of the existing, adjacent residences to the North and South. By measuring from the bulkhead to this imaginary line, the building setback was determined to be 35 feet from the waterward edge of the existing bulkhead. There was a small drainage on the South edge of the property, Possible indicating ground water near the surface. Due to the small size of this drainage it would not be regulated as a wetland or subject to buffer restrictions. There is a gentle gradient leading to the shoreline, however the slope does not appear to be more than 5%. Due to the slight grade and apparent ground water seepage, storm water management may need to be addressed in future building plans. The other building setbacks that were discussed were the 5 foot sideyard setback requirement, and the height restrictions, which would be 35 feet in height in the area less than 49 feet from the shoreline, and 45 feet in height in the area between 50 - 100 feet from the shoreline. Other shoreline restrictions to be aware of is a limit of 60% site coverage for the property, which includes all impermeable surfaces, ie. house, driveway, walkways etc. Future bulkhead replacement will also have to meet current Shoreline Master Program regulations.
