Box 139 ' Maple Valley,WA 98038 Re: Response to Building Official Plan 3104 Qob 05-1313) 350 East Sterling Drive Allyn,WA Dear Sir, I am writing to confirm that I made a site visit on 5/14/14. Based on my observations, I provide the following responses to the concerns listed by the building official: 1.) The severe angle on the PHD5-SDS3 holdown is unacceptable. The 6x6 post with a 3" trim on the bottom edge has adequate strength remaining, but the anchor bolt and holdown must be retrofitted to straighten the angle between the holdown and the anchor bolt. See attached detail #1. 2.) Due to the narrow dimensions of 3 of the 4 wall sections on the front of the garage, only one section was utilized as a shearwall. I observed anchor bolts countersunk '/,". Typically this is not acceptable. Because the sill plate was a 3x sill and the wall sections were not shearwalls, this detail may remain as is. Anchor bolts closer than 1" from the edge of the sill plate are unacceptable and should be retrofitted with 5/8" ATR embedded 7" minimum with Simpson SE"T-XP epoxy. Typically notching sheathing to clear plate washers is not preferable. Because the walls were not shearwalls,no repair is required for the sheathing. Where studs have been notched at the bottom to clear anchor bolts, sister an additional stud or studs (full height) to one face of the damaged stud until full bearing may be provided. Secure each stud with 12d nails (.128x3.25") at 6"OC. It may be necessary to cut the anchor bolt out and retrofit a new anchor bolt (5/8"ATR embedded 7"min. with Simpson SET-YP epoxy) to provide clearance for the new stud. 3.) See the revised main floor layout and detail #2 for a better detailed strap diagram. 4.) When double studs are used at holdowns H1, H2& H3 (strap type)gluing may be omitted. The studs should be face nailed with 10d nails (.128x3.0") at 6" OC. If face nailing cannot be done,an acceptable alternative is to install Simpson LTP4's (8d nails, .I 13x2.5") at 24"OC on the backside only of the double stud (connecting 2-2x faces together). 2121 Meridian East • Suite #lB• Edgewood,WA 98371 • (253) 568-7991 • FAX (253) 568-8137 Email: dent rrella-att.net 5.) 2-2x members are acceptable. They should be nailed together with 1Od nails (.128x3.0") at 6" OC or have Simpson L 134's (8d nails, A 13x2.5") at 24" CC on the backside only of the double stud(connecting 2-2x faces together). Glue is not necessary. 6.) Same as 5 above. If you have any further questions, feel free to contact me.
