Dear Applicant: Pursuant to your application, a site pre-inspection (SPI)was performed on your property. Below you will find comments made regarding the proposed development and its critical values. In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must be included in your specific proposal; these setbacks are included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Sincerely, /I L &-V-� Allan Borden Land Use Planner Mason County Planning Department 1/27/2015 Page 1 of 3 SP12014-00058 Site Inspection 1/27/2015 Case No.: SP12014-00058 Comments: Pre-inspection for Ruth Schultz on Aug. 19, 2014: The purpose of the pre-inspection was to evaluate area available on the subject parcel for proposed building configuration. The parcel along Alderney St. near Union WA, and is rectangular with a 150 feet North/South and 200 feet East/West; the 0.75 acre property has very little slope (10 to 12 percent) and is accessed from the north from Alderney St. The property was recently logged. The applicant wants to know the standards to follow for further development of a residence and garage. These findings state regulations in effect at the time of inspection, unless noted otherwise. Development Regulations standards: _Y_The site is in Rural Residential 2.5 zone (Union Rural Activity Center). Standard building setbacks are 25-foot front yard setback, and 20-foot side property line setbacks. These setbacks are measured from structures above grade such as roof overhangs, stairs, balconies, decks, heat pumps, storage buildings, and fuel tanks. _Y_ An administrative variance may be requested to reduce these setback distances from property lines, to as low as 5 feet (side yard) or 10 feet (front yard or rear yard), if the size, shape, or features of the property constrain development from the proper setbacks. This process requires application and review at the time of the building permit submittal. Resource Ordinance Standards: _N_ Slope or Landslide hazards: Slopes 12 percent or less are adjacent to or within 300 feet of a proposed project were observed; slumping or seepage conditions were not observed. The applicant will not need a geologic special report during development review. _N_ Wetland critical area: Planning staff confirmed that this parcel does not contain certain wetlands and no wetland development standards apply to this property. _N_ Stream setbacks: Stream critical areas (recognized by state, county, or tribal agencies) were observed during the inspection. The development setbacks from these features would not apply to a proposed improvement on the subject parcel. 1/27/2015 Page 2 of 3 SP12014-00058 Site Inspection 1/27/2015 Case No.: SP12014-00058 _N_ Shoreline setbacks: The typical shoreline designation for the Hood Canal area is Urban Environment per the Mason County Shoreline Master Program and setbacks would be determined by the Mason County Resource Ordinance. Since the shoreline area is not close to the subject parcel, the development setbacks from these features would not apply to a proposed improvement on the subject parcel. General process: When future site development is proposed, a permit must include a site plan, showing all setbacks from property lines, roads, buildings, and existing and proposed improvements; this site plan will be needed for permit review.
