During the review of this permit the approved building plans did not identify conditions that would cause the intended use to be classified as a nightclub. A night club is defined in the Washington State Amendment to the International Building Code as follows: Includes a space that is used as an A-2 occupancy in which the aggregate area of concentrated use of unfixed chairs and standing space, specifically designated and primarily used for dancing or viewing performers and exceeds three hundred fifty square feet, excluding adjacent lobby areas. "Nightclub" does not include theaters with fixed seating, banquet halls or lodging halls. Section 903.2.1.6 specifies that an automatic sprinkler system shall be provided throughout every nightclub. An existing nightclub constructed prior to July 1, 2006 shall be provided with automatic sprinklers not later than December 1, 2009. Changes to the inside assembly area may cause the area to be defined as a nightclub and cause the structure to require an automatic sprinkler system. X 2) Owner/Agent is responsible to post the assigned address and/or purchase and post private road signs in accordance with Mason County Title X.28. 3) ALL CONSTRUCTION MUST MEET OR EXCEED ALL LOCAL CODES AND THE INTERNATIONAL CODE REQUIREMENTS AND OCCUPANCY IS LIMITED TO THE PERMITTED AND APPROVED CLASSIFICATION. ANY CHANGE OF USE OR OCCUPANCY WOULD RESULT IN PERMIT REVOCATION. CHANGE OF USE MUST BE APPROVED PRIOR TO CHANGE. x COM2008-00071 2 of 6 c 4) Changes to approved building plans that affect compliance to the current Washington State Energy Code (WSEC), ventilation and Indoor Air Quality Code Q Building/Plumbing/Mechanical Codes and/or Mason County Regulations shall be approved prior to construction. X 5) All kitchen hood systems shall be installed and maintained as required by the International Fire Code, Building Code and Mechanical Code. Inspection and maintenancerecords shall be available for inspectors during all inspections. X 6) All doors shall be side hinged and swing in the direction of exit travel. All exit doors shall be illuminated at all times that the building is occupied and be equipped with approved accessible hardware that does not require tight grasping, tight pinching or twisting of the wrist to operate. ALL exits and exit access doors shall be marked by an approved exit sign readily visible from any direction of egress travel. All exit signs shall be internally or externally illuminated at all times and equipped with to ensure continued illumination for a duration of at least 90-minutes. X ?6� 7) CONSTRUCTION PROCESS TO BE FIELD CORRECTED AS REQUIRED PER MASON COUNTY BUILDING DEPARTMENT AND THE ADOPTED BUILDING CODE. The construction of the permitted project is subject to inspections by the Mason County Building Department. All construction must be in conformance with the international codes as amended and adopted by Mason County. Any corrections, changes or alterations required by a Mason County.Building Inspector shall be made prior to requesting additional inspections. X 8) All building permits shall have a final inspection performed and approved by the Mason County Building Department prior to permit expiration. The failure to request a final inspection or to obtain approval will be documented in the legal property records on file with Mason County as being X �t non-compliant y,�h Mason County ordinances and building regulations. 9) Install 2A10BC fire extinguishers so the maximum distance of travel in any direction does not exceed 75 feet in any direction and mounted no more than 60 inches above the floor to the top of the unit. X V2D If there are any existing fire alarm of sprinkler systems, they will be subject to inspection and corrections as deemed necessary by the mason county fire marshal. X \� COM2008-00071 3 of 6 t 10) AN APPROVED GREASE INTERCEPTOR SHALL BE CORRECTLY SIZED AND PROPERLY INSTALLED IN GREASE WASTE LINES LEADING FROM SINKS AND DRAINS AS REQUIRED IN THE 2006 UNIFORM PLUMBING CODE, CHAPTER 10. X ED� 11) Provisions for surface/subsurface drainage control must be implemented with new construction or development on site and MUST NOT adversely impact adjacent parcels. Under the requirements of Mason County Stormwater Ordinance, either private ditches and drains will meet requirements of the stormwater ordinance or prior approval will be granted to use an existing utility and drainage easement dedicated for that specific purpose. For further information regarding this ordinance and the REQUIREMENT to obtain an ACCESS PERMIT for the installation/construction of a driveway or access connecting from a Mason County Road, Contact the Mason County Public Works Department prior to construction at Ext 450. For any construction which is proposed to be located within 25' of a Mason County road right of way, it is suggested to contact that office to review future planned wor ' i may affect your project. 12) All permits expire 180 days after permit issuance, or 180 days after the last inspection activity is performed. The Building Official may extend the time for action for a period not exceeding 180 days, upon the receipt of a written extension request indicating that circumstances beyond the control of the permi I er have prevented action from being taken. No more than one extension may be granted. X I1 13) All approved plans are required to be on-site for inspection purposes. If inspection is called for and plans are not on site, Approval WILL NOT be granted. In addition, a reinspection fee, based on the current fee schedule, minimum one-hour will be charged and collected by the Mason County Building Department prior to any further inspections being performed or approvals granted. X 14) Every room or space that is an assembly occupancy, such as a restaurant, bar, or meeting room, shall have the occupant load of the room or space posted in a conspicuous place, near the main exit or exit access doorway from the room or space. Posted signs shall be of an approved legible permanent design and shall be maintained by the owner or agent. (IBC1004.3) X ` � / 15) Contractor registration laws are governed under RCW 18.27 and enforced by the WA State Dept of Labor and Industries, Contractor Compliance Division. X 16) Recyclable materials & Solid Waste Storage: Space shall be provided for the storage of recycled materials and solid waste. Class C finishes shall have a smoke developed index of 0-450 and a flame spread index of 76-450. Provide classification information during inspection. In addition each exit door shall be provided with panic hardware or fire exit hardware as specified in the 2006 International Building Code Section 1008.1.9. X This permit becomes null and void if work or construction authorized is not commenced within 180 days,or if construction or work is suspended for a period of 180 days at any time after work is commenced. Evidence of continuation of work is a progress inspection within the 180 day period. Final inspection must be approved before building can be occupied.
