Pursuant to your application, a site pre-inspection (SPI) was performed on your property. Below
you will find comments made regarding the proposed development and its critical values.
In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands
must be included in your specific proposal; these setbacks are included as part of the comments
listed below.
This information is based on County and State regulations as they exist to date. These
regulations may change and may affect the requirements for development of the subject property.

Comments: The property was inspected by Planner, Grace Miller, with
applicants on 3/21/12. The property where the new residence is
proposed is currently vacant and wooded. There is a structure
located on same property but on the south side of Orres Noble
Road that will be demolished. The applicants wish to construct a
residence on the north side of Orres Noble Road and a shop on
the south side.
The lot is 60' wide where the residence will be located and
therefore, the sideyard setbacks are 6' from side property lines to
the roofline or any portion of the proposed residence. The
frontyard setback is 25' from easements and right-of-ways.
The frontyard setback can be allowed down to 10' with an
approved Administrative Variance.
The property that is within 300' of the steep slope near Highway
106 and Hood Canal is considered to be a potential Landslide
Hazard Area. The Mason County Resource Ordinance Landslide
Hazard Area Chapter guides in the review of proposed
development within this area. A copy is enclosed for your
information. A Geotechnical Report or Assessment with
accompanying Checklist must be submitted for the Planning and
Building Deparrtment's review with the Building Permit
Application. Attached please find a list of qualified Geologists. You
are not limited to this list. The Geologist would look at all
proposed development for the parcel while preparing their report.
The area between the ordinary high water mark (OHWM) of Hood
Canal and the building site is considered to be a Fish and Wildlife
Habitat Conservation Area buffer. This area is intersected by
Highway 106 so it appears that the area between the Canal and
the Highway is the actual buffer. This area should be retained with
native vegetation. The area between the Highway and up the
slope to the building site is also considered a landslide hazard
area buffer. There are activities allowed within this buffer both with
and without permits and they can be found within the Fish &
Wildlife Chapter and Landslide Chapter of the Resource
Ordinance.
There were no other critical resource areas, such as wetlands or
streams, on the site.

LANDSLIDE HAZARD AREAS HANDOUT
Before land clearing,building,or making other changes to your land on or near a landslide hazard area,
you generally need a permit and the professional preparation of a special report.Put simply, a landslide
hazard area is land with a slope,which is at risk of moving and therefore poses a danger to the public.
Land within 300 feet of the slope may also be at risk and is required to be reviewed as well.
The Geologic Assessment(with checklist)shall be prepared at the discretion of the Director by either a
licensed civil engineer with specialized knowledge of geotechnical/geological engineering or a licensed
geologist or engineering geologist with special knowledge of the local conditions. The preparer shall be
licensed in the State of Washington.
