Below you will find comments made regarding the proposed development and its critical values. In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must be included in your specific proposal; these setbacks are included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Sincerely, Allan Borden Land Use Planner Mason County Planning Department 1/25/2016 Page 1 of 2 SP12015-00063 Site Inspection 1/25/2016 Case No.: SP12015-00063 Comments: Patrick Sargent SP12015-00063 site inspection on Sept. 18, 2015 Observed bulkhead with many openings at the base of the walls that allows the high tide to cover the beach beneath the deck in front of the cabin and buildings. The repair of the bulkhead shall integrate this exchange of saltwater beneath the deck with some openings on the north and east sides of the bulkhead alignment. Debris of concrete and deteriorating wood should be removed from the beach when work progresses. The deck is supported on pile or verticals between the bulkhead walls and the deck framework; the deck can be replaced in its existing dimensions with portions of the cabin areas situated on the south and west sides of the deck (photos included). Owner asked about a ramp-float or pier-ramp-float structure on the east side of the property, starting at the wall of the concrete bulkhead. A proposed structure would require shoreline substantial development permit and public hearing review ( 3 to 4 months to complete); a biological evaluation or habitat management plan by a qualified biologist, a design of the structure, and environmental checklist for the proposal. The structure must be 5 feet from side property line, and may be composed of pier, ramp, and floats that is no longer than 100 feet long from bulkhead to outside edge of float(s). In addition, an unattached recreation floats shall not exceed 400 gross square feet in tidal water. The float, with one boat slip, may be located at a depth sufficient to serve a vessel, but not exceeding minus eight (-8) feet as measured from mean lower low water. General process: Future site development must include a site plan, showing all setbacks from property lines, shoreline, roads and parking area, and existing and proposed improvements; this site plan will be needed for building permit application submittal and shoreline permit review.
