The person signing this condition is either the homeowner, agent for the owner or a registered contractor according to WA state law. * CONSTRUCTION PROCESS TO BE FIELD CORRECTED AS REQUIRED PER MASON COUNTY BUILDING DEPARTMENT AND THE ADOPTED BUILDING CODE. The failure to request a final inspection or to obtain approval will be documented in the legal property records on file with Mason County as being non-compliant with Mason County ordinances and building regulations. * This property has been identified in a FEMA(AE) Flood Hazard Area. SUBSTANTIAL IMPROVEMENT as defined in the 2018 International Building Code is any repair, reconstruction, rehabilitation, alteration, addition or other improvement of a building or structure,the cost of which equals or exceeds 50 percent of the market value of the structure BEFORE the improvement or repair is started. If the structure has sustained substantial damage, any repairs are considered substantial improvement regardless of the actual repair work performed. The term does not, however, include either: 1. Mason County Flood Prevention Ordinance definition (MCC 14.22.040): "Substantial improvement" means any repair, reconstruction, or improvement of a structure, taking place DURING A TEN- YEAR PERIOD, in which the cumulative cost equals or exceeds fifty percent of the market value of the structure either: (1) Before the improvement or repair is started, or (2) If the structure has been damaged and is being restored before the damage occurred. For this definition "substantial improvement" is considered to occur when the first alteration of any wall, ceiling, floor, or other structural part of the building commences,whether that alteration affects the external dimensions of the structure. This term includes structures which have incurred "repetitive loss"or"substantial damage" regardless of the actual amount of repair work performed. The term does not, however, include either: (1)Any project for improvement of a structure to comply with existing state or local health, sanitary, or safety code specifications which have been identified by the local code enforcement official, and which was in existence prior to the damage event or improvement, and which are solely necessary to assure safe living conditions, or (2)Any alteration of a structure listed on the National Register of Historic Places or a State Inventory of Historic Places. All future work will be evaluated at the time and by scope and value. * All propane tanks must be installed in accordance with the International Fire Code and all applicable Mason County ordinances. All Propane tanks between 125 and 500 gallons must be located a minimum of 10'from any building or as specified by applicable codes and/or specifications, possible source of ignition (electrical outlets, electrical fixtures, compressors, etc), and/or any weeds, grass, brush, trash or any other similar combustible materials. Setback to the public way, or access easements shall be the greater of 25-ft or as specified in the Mason County Development Regulations. Setback to property lines shall be the greater of 10-ft or as specified in the Mason County Development Regulations. If a propane tank is exposed to probable vehicular damage, protective bollards must be installed. At the time of inspection the test pressure shall be no less than the pressures specified by the IRC, IFGC or other applicable Code/s and manufactures specifications. Appliances to be attached to the fuel piping system shall not be used until the final inspection has been performed and approved by a Mason County building inspector. • The relocation of the Heatpump must be elevated above the base flood elevation. • If propane tank is located in the flood zone, it must be anchored to prevent flotation.
