Pursuant to your application, a site pre-inspection (SPI)was performed on your property. Below you
will find comments made regarding the proposed development and its critical values.
In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must
be included in your specific proposal; these setbacks are included as part of the comments listed
below.
This information is based on County and State regulations as they exist to date. These regulations
may change and may affect the requirements for development of the subject property.

Comments:
Pre-inspection for Lisa King on May 20, 2005:
The purpose of the pre-inspection was to evaluate issues related
to the construction of a new single family residence as an
accessory dwelling unit on a 6.60 acre parcel adjacent to the
Dayton Hamlet. The parcel has been cleared of many of the
evergreen and deciduous trees and maintained as a mowed field
at this time. The slope is 3 to 5 percent towards the north and
east.
Geotech Report / Landslide hazards: There are no steep slopes
on the subject property and no special geologic study is needed
for development review.
Shoreline / stream setbacks: No shorelines or streams were
observed during the site inspection.
The zoning designation for the site is Rural Residential 5.
Standard building setbacks for this zoning are a 25 foot front yard
setback, and 20 foot side and rear yard setback (lot line
setbacks). For the subject lot, the side yard setback would be 20
ft. and attention should be made that the new structures meet this
setback. These setbacks are measured from structures above
grade such as roof overhangs (roof gutters), and other structures,
including balconies, decks, heat pumps etc.
As given to tou at the site inspection, the Mason County
Development Regulations Sec. 1.03.029 set forth the review
standards of a proposed accessory dwelling
p p ry g unit. Please note
that an accessory dwelling unit proposed is subject to a special
use permit public review process (requirement A), a new structure
must be located within 150 feet of the primary residence on the
property (requirement C), and the size of the accessory dwelling
unit structure is limited to 1000 sq. ft. (requirement D). Your
request is reviewed by the Hearing Examiner and must meet all of
the relevant Development Regulations standards. Additional
copies of the application materials are available in person at the
Mason County Permit Assistance Center, 5th and Cedar St. in
Shelton or by phone at 427-9670 ext. 281.
Staff noted the applicant should make sure that the proposed
residence is adequately setback from the proposed septic
drainfield and well locations as specified by Mason County
Environmental Health.

plan, showing all setbacks from property lines, slopes and other
structures and well septic improvements, will be needed for
building permit application submittal.
