Below you will find comments made regarding the proposed development and its critical values. In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must be included in your specific proposal; these setbacks are included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Sincerely, Allan Borden Land Use Planner Mason County Planning Department 5/17/2007 1 of 2 SP12007-00050 i Site Inspection 5/17/2007 Case No.: SP12007-00050 Comments: Pre-inspection for Wayne & Terri Edwards made on Apr. 4, 2007: The purpose of the pre-inspection was to evaluate issues related to the construction of a single family residence or garage on a 60 ft. wide by 120 ft. deep parcel along Main and Second St. in Union (Block 11, lot 1). The parcel was cleared of most vegetation in the past, when a new septic was installed and fill added at the south end of the parcel; this fill slightly changed the original slope profile. Geologic Study / Landslide hazards: Slopes of 5 to 12 percent were observed through the property. If development is proposed south of Second St. and no extensive walls are proposed to protect improvements at the south end of the property, a Geologic Assessment may not be needed for the proposed construction. The format of geologic studies (if needed) is contained in Mason County Resource Ordinance section 17.01.100. The zone for the site in the Union Rural Activity Center is Rural Residential 2.5. Standard building setbacks for this zone are a 25 foot front yard setback from the Main St. and Second St. easements, and 20 foot side and rear yard lot line setbacks. If physical features, such as lot depth, lot shape, or critical areas (slopes, streams, shorelines), constrain a reasonable development proposal, a request for administrative variance to each setback may be reviewed by Mason County at the time of building permit submittal, but to no less than 5 ft. for sideyard setback and 10 ft. for front and rear yard setbacks. Each setback is measured from structures above grade such as roof overhangs, balconies, stairs, decks, fuel tanks, and heat pumps. Shoreline / stream setbacks: No stream or shoreline was observed on the property; so no associated development standard is required for development. General process: Future site development must include a site plan, showing all setbacks from property lines, any slopes and otherbuildings or improvements; this plan will be needed for building permit application submittal.
