previous one.
Dear Applicant:
As part of this department's review of your permit application, a Shoreline Inspection (SPI) was
performed on your property. Below you will find comments made regarding the proposed
development and its critical values.
In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands
must be included in your specific proposal; these setbacks are included as part of the comments
listed below.
This information is based on County and State regulations as they exist to date. These regulations
may change and may affect the requirements for development of the subject property.

Comments: REVISED 11/14/01 PER COMMUNICATION WITH APPLICANT
Site review was conducted on to determine consistency of
proposed development (building permit BLD2001-01051) with
provisions set forth in earlier shoreline preinspection by planner
Scott Longanecker (SP12001-00067).
MASON COUNTY SHORELINE MASTER PROGRAM: Shoreline
setback on this site was determined using the shoreline setback
common line, as measured in a straignt line across the site using
the waterward rooflines of adjacent residences to mark the ends
of the line. Planning staff Pam Bennett-Cumming staked the
setback common line at the approximate side lot lines as follows:
The shoreline setback common line crosses the west lot line
(shoreline setback stake) at a point 60 feet landward of the white
"fog" line at the southerly boundary of State Hwy 106. The
shoreline setback common line crosses the east lot line (shoreline
setback stake) at a point 61ft 8in landward of the white "fog" line
at the southerly boundary of State Hwy 106. All portions of the
proposed residence greater than 30 inches in height, including
porches, decks, steps and roof overhangs, shall be landward of
this shoreline setback common line.
FISH AND WILDLIFE HABITAT CONSERVATION AREA(F&W)
Chapter 17.01.110 of Resource Ordinance: Currently the F&W
chapter Section F.1 provides for the remodel, repair or change of
use of an existing building within its existing footprrint, plus or
minus ten percent and provided that such expansion does not
increase any intrusion into the aquatic management area or
buffer. Previously existing residence was approximately 1650 sq
ft footprint. Proposal to reconstruct residence with a footprint of
approximately 1627 sq ft (including roof overhangs and 2nd
storey deck overhang) in same footprint meets provision of F&W
Chapter 17.01.110.F.1.
POTENTIAL LANDSLIDE HAZARD AREA Per earlier site review
by planning staff Scott Longanecker, the proposal is within 250
feet of a steep with areas in excess of 30% slopes. It is staffs
understanding that he researched the slope information in
reference resources and noted that a geotech would not be
needed for this site.
