Buildings, structures and parts thereof shall be designed to withstand the minimum wind loads prescribed herein. Decreases in wind load shall not be made for the effect of shielding by other structures. Per FIGURE 1609 BASI`\X PEED (3-SECOND GUST) the wind speed for Mason County is 85 MPH. X 9) Per IRC - SECTION R905 - REQUIREMENTS FOR ROOF COVERINGS - R905.1 Roof covering application. Roof coverings shall be applied in accord th the applicable provisions of this section and the manufacturer's installation instructions. X 10) A Mason County Stormwater Management Worksheet was completed and signed as part of this building permit application. Design, sizing, placement, inspection and maintenance of stormwater management systems shall be the responsibility of the owner/agent of the developed parcel. It is the owner/agent/contractor's responsibility to ensure that Mason County Department of Public Works has approved the stormwater site plan for this parcel prior to the commencement of any development activities. `NOTE if Stormwater Management option "A"was selected on the Small Parcel Stormwater Management Application/Worksheet the document entitled "Managing Storm Drainage on Small Lots, The Small Parcel Stormwater Site Plan" constitutes an approved plan based on the criteria listed on the application/worksheet. Under the requirements of Mason County Stormwater Ordinance, either private ditches and drains will meet requirements of the stormwater ordinance or prior approval will be granted to use an existing utility and drainage easement dedicated for that specific purpose. X 19) CONSTRUCTION PROCESS TO BE FIELD CORRECTED AS REQUIRED PER MASON COUNTY BUILDING DEPARTMENT AND THE ADOPTED BUILDING CODE. The construction of the permitted project is subject to inspections by the Mason County Building Department. All construction must be in conformance with the international codes as amended and adopted by Mason County. Any corrections, changes or alterations required by a Mason County Building Inspector s W ade prior to requesting additional inspections. X 20) All property lines shall be clearly identified at the time of foundation inspection. X c/Y/ 21) All building permits shall have a final inspection performed and approved by the Mason County Building Department prior to permit expiration. The failure to request a final inspection or to obtain approval will be documented in the legal property records on file with Mason County as being non-compliant with Mason Count ces and building regulations. X 22) All permits expire 180 days after permit issuance, or 180 days after the last inspection activity is performed. The Building Official may extend the time for action for a period not exceeding 180 days, upon the receipt of a written extension request indicating that circumstances beyond the control of the permit holder have prev�nt�ti action from being taken. X 24) Prior to final approval, all upland areas disturbed or newly V2� construction activities shall be seeded, vegetated or given an equivalent type of erosion protection (silt fencing or straw matting). X 25) Temporary erosion control measures must be implemented to prevent water quality degr n of adjacent waters or wetlands. Silt fencing must be installed and maintained until upland vegetation has become established. X 27) The approval of this project is subject to the recommendations and specifications outlined in the attached geotechnical report or assessment. All applicable recommendations and specifications shall be applied to the development on this site. Any deviation requires stamped written approval from the registered design professional responsible for the report/assessment, and may require special inspection by same. Structures and /or land modifications (grading, cuts, fills, etc.) required in the geotechnical report/assessment, may require a separate permit. Sincerely, Qa�rlmc� �ilt Tammi Wright Land Use Planner Mason County Planning Department 9/8/2008 Page 1 of 3 BLD2008-01095 NOTIFICATION OF INCOMPLETE APPLICATION 9/8/2008 Case No.: BLD2008-01095 Comments: A site inspection was conducted on 9/4/08 to assess critical areas relevant to future residential construction. The proposed project is adjacent to or within 300 feet of steep slopes. This area meets the criteria for a Landslide Hazard Area per the provisions of the Mason County Resource Ordinance NO. 77-93. Applications for development within 300 feet of a Landslide Hazard Area may require a Special Report (Section E) to assess slope stability and address specific efforts to remediate the hazard (please refer to the enclosed Landslide Hazard Areas - Special Reports document). The original report done by Geotechnical Testing Lab December 6, 2006 for Rachel Williams is outdated due to an ordinance change on December 27, 2006. You will need to submit an addendum/new report that addresses the garage construction and meets the criteria of the current Landslide Hazard Areas ordinance. I have also enclosed a copy of the Landslide Hazard Areas chapter of the Resource Ordinance (amended December 2006). Please note the distinction between a geological assessment (Section EA) and a geotechnical report (Section E.5). If needed the assessment/report will need to address the full extent of site development (proposed site preparation and structures), erosion control, and vegetation and storm water management. At least 2 copies should be provided to the County. A Landslide Hazard Covenant may need to be completed and recorded with the County Auditor if it is determined through a Geologic Assessment or Geotechnical Report that proposed construction will occur within a landslide hazard area. Please provide the enclosed ordinance to your licensed engineer or geologist so that they are aware of all the requirements per Chapter 17.01.100, Section E.1-7. Missing information will result in further delay in the processing of your building permit. The enclosed Submittal Checklist must also be completed, signed, and stamped by the professional (s) who prepares the Geotechnical Report. The report must state that the hazards of the landslide area can be mitigated in such a manner as to prevent harm to property and public health and safety, and must also assure the project will cause no significant environmental impact (Section E.7). There will be a cost for the Planning Department review of the submitted assessment/report by the County.
