This decision is based on our finding that:
The hearing was held on Wednesday, May 8, 2024.
The Robert Mullen Trust, Robert Mullen, Appellant, was present at the hearing. IdaMae Jensen, Assessor's
Representative, and Assessor Patti McLean were present.
The Appellant stated on his petition that the square footage is incorrect, the garage is unfinished, and he has
a 40,000 sq ft easement running through his property. This easement is shared by two neighboring
properties. He provided three comparable sales, only one of which was considered.
The Assessor stated that an easement is a recorded document and the Assessor's office does not value the
easement. The Assessor also confirmed the square footage is correct but will adjust if blueprints are
provided by the Appellant.
The Assessor provided three comparable sales ranging, as adjusted, from $959,886 to $1,185,766. The
subject property falls within this range.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $140,765 and improvements at $853,395 for a total of
$994,160 for the subject parcel.
