James &Karen Schulz, Appellant, were present at the hearing. Assessor Patti McLean was present. The Appellant stated on his petition that he considered his assessment increase to be excessive. He noted that his next-door neighbor's property sold for$450,000. The Assessor explained the difference between assessed value and market value. The Assessor explained the process of mass appraisal which is used in Mason County. The Assessor provided four comparable sales ranging, as adjusted, from $535,850 to $597,312. The subject property falls within this range. The Board found no clear, cogent, or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at $ 78,415 and improvements at $476,445 for a total of $554,860 for the subject parcel.
