This decision is based on our finding that:
The hearing was held on Wednesday, May 1, 2024.
Thomas Straub, Appellant, was present at the hearing. Assessor Patti McLean was present.
The Appellant provided four properties which were not considered by the Assessor as two were not
waterfront and two are still on the market. During his testimony he stated that he has been told by real estate
agents that his property would likely sell today for$750,000.
The Assessor explained that the current assessment is based on the 2022 market and not a reflection of
today's current market. She explained that he does have 80ft of low bank waterfront on the lagoon and the
subject property has been adjusted accordingly already.
The Assessor provided three comparable sales ranging, as adjusted, from $869,245 to $894,769. The subject
property falls below this range.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $171,940 and improvements at$670,645 for a total of
$842,585 for the subject parcel.

David&Janice Stewart, Appellant, were absent from the hearing. Assessor Patti McLean was present.
The Appellants stated on their petition that there is "little comparables and no improvements on this
property". No evidence was provided.
The Assessor provided three comparable sales ranging, as adjusted, from $625,691 to $731,902. The subject
property falls within this range.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $115,895 and improvements at $539,755 for a total of
$655,650 for the subject parcel.
