This decision is based on our finding that:
The hearing was held on Wednesday, April 17, 2024.
Stanley& Vicki Hutton, Appellants,were not present at the hearing. IdaMae Jensen, Assessor's
Representative, and Assessor Patti McLean were present.
The Assessor found that the comparable sales did not support the original assessed value. A reduction was
offered, and an assessment roll correction was sent to the Appellant which was not signed and returned.
The Board found a preponderance of the evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at$89,160 and overrules and sets the improvements
value at $613,730 for a total of$702,890 for the subject parcel.

This decision is based on our finding that:
The hearing was held on Wednesday, April 17, 2024.
Cynthia Wiley and her daughter(Karri), Appellants, were present at the hearing. IdaMae Jensen,
Assessor's Representative, and Assessor Patti McLean were present.
The Appellant questioned the method used to assess properties along State Route 106.
The Assessor presented a sales grid with three comparable sales. The values, as adjusted, ranged from
$948,591 to $1,212,501. The value of the subject parcel falls within this range.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at$194,465 and improvements at $860,355 for a total of
1,054,820 for the subject parcel.

This decision is based on our finding that:
The hearing was held on April 11, 2024, and continued to April 17, 2024.
Mary Randolph and her son (William Randolph), Appellants, were present at both hearings. IdaMae
Jensen, Assessor's Representative, and Assessor Patti McLean were also present.
The Appellants presented four comparable sales, three of which were from 2023 and were not considered.
The remaining one had a high gross and net percentage adjustment, which indicated that it was not a good
comparable.
The Assessor submitted a sales grid with three comparable sales. The values, as adjusted, ranged from
$2,304,114 to $2,931,733. The value of the subject parcel falls below this range.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at$206,915 and improvements at $2,027,210 for a total
of$2,234,125 for the subject parcel.
