This decision is based on our finding that:
The hearing was held on Tuesday, April 16, 2024.
Thomas &Kelly Shea, Appellant, were not present at the hearing. IdaMae Jensen, Assessor's
Representative, and Assessor Patti McLean were present.
The Appellant provided a summary of the percentage increase of the assessed value over the past five years.
The Appellant received a second notice of value, after the initial 30-day appeal period. The Appellant
appealed the value from the first notice of value. The Assessor reduced the initial assessed value by
$71,000, due to the quality and condition of the property plus additional depreciation.
The Assessor provided three comparable sales. The values of the sales ranged, as adjusted, from $593,127
to $698,099. The value of the subject parcel falls within this range.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $125,425 and improvements at$553,245 for a total of
$678,670 for the subject parcel.
