PRE-APPLICATI4 'ONFERENCE REQUEST FORM
The purpose of the pre-submission conference is to identify and/or eliminate as many potential problems as
possible in order for the project to be processed without delay. Representatives for the Fire Marshal's Office, Building
Department, Environmental Health, Planning, and Public Works Departments may attend the meeting to discuss rules
and regulations applicable to the proposed project. Topics covered during the meeting will include the comprehensive
plan, shoreline program, zoning, availability of sewer and potable water, development concepts, building construction,
fire protection and life safety concerns of the proposed project. The pre-submission conference will be most informative
when you provide accurate and detailed information on the Pre-Application Conference Application Form and the site
plan. Applications will be accepted when all information is received and deemed complete.
Pre-Application Conferences are held every Wednesday and last one hour. To schedule a meeting complete the
application on both sides and return 10 copies of the detailed site plan, along with $240.00 fee, by 3:00 PM on the
Wednesday two weeks prior to the proposed Wednesday meeting to the Mason County Department of Community

We are writing you this letter to provide additional clarification on item 3 of our earlier
Letter of Incompleteness dated October 22, 2008.
Our letter and phone conversations with you referenced your proposed nursery activities,
and expansion of activity on the property. As we discussed earlier, we recommend that
you not expand any activity beyond areas already in use until the critical areas issues are
resolved. Specifically, activities related to the proposed nursery project—including site
disturbance—should wait until completion of the Mason Environmental Permit review
process.
We hope this helps clarify the review process for your nursery project. Please feel free to

The future North 101 Nursery will provide outdoor
display gardens and container/ ball& burlap trees
perennials and shrubs for sale to the general public.
There will be 6000 square feet of retail space, requiring
nineteen 9' x 20' standard parking spaces and one 12'6" x
20' handicap parking space.
Also space must be provided for the exclusive use for
employee parking.
This can be accomplished by utilizing the extensive
existing graveled areas.
The main public parking will take place in front of the
existing shop, (area "A") separated from the public by
movable modular fencing. There is ample room for one
handicap and nine standard parking spaces.
An existing gravel parking area north of the main access
road (area `B") is large enough to handle ten more standard
parking spaces.
There exists an area North of the shop (area "C") where
five employees can park.

Enclosed is the Best Management Practice Plan (BMP) required by the
Mason County Planning Department for the future North 101 Nursery
to be located at 11750 N. Hwy. 101, Shelton, Wa. This report will
indicate which physical, structural and managerial practices will be
used to prevent or lessen environmental impacts. AX. ��: � � � � ED

Overview tvj ,�(:)N COUNTY,
North 101 Nursery will be a retail garden/ landscape center and we
plan to offer our customers many hardy varieties of bare root and
containerized perennials, shrubs, trees, fruits, berries as well as
native plant material. Since the nursery is located on a Class 2 Critical
Aquifer Area, much caution is being taken to preserve it's integrity.
We believe in using and selling only organic ad mend ments/fertilzers
and use of biological controls for pests.
Weeds will be controlled by mulching and permeable ground cover.
Plants will be watered by an efficient drip system to conserve runoff
and waste. A raingarden is being planned for an existing low area
next to Hwy. 101 to filter storm water run off.
North 101 Nursery staff members will strive to educate the public by
promoting practices and products with hand outs and workshops that
will still meet their needs but will be more environmentally friendly.
The nursery is preparing to join GreenScapes, which is a component
of the EPA's Resource Conservation Challenge. It is designed to
promote environmentally beneficial landscape practices in the United
States. By adopting the practices outlined by GreenScapes, North 101
Nursey and our customers will preserve natural resources and
prevent waste and pollution.
An espresso stand, privately owned by Becca McKague will allow us
to provide refreshments to our customers. The stand is completely
self contained and uses bottled water. Grey water is collected in 5
gal. buckets and taken to AAA Septic for disposal. Ms. McKague is
working with Mason County for all her required permits.

Best Management Practice Plan for North 101 Nursery
1. Properly manage irrigation and runoff.
Utilize intermittent (pulse) irrigation or drip irrigation.
Regularly inspect irrigation systems for leaks.
Establish plant buffer zones to control runoff.
Develop 'raingarden' to catch/ filter excess water.
2. Properly store and dispose of chemicals (if used
Implement locked storage area w/ cement floor.
Train employees on proper use.
3. Properly manage pesticide and herbicide use (if used).
Follow all laws governing use, storage, disposal.
Use minimum amount needed for the job.
Do not mix or prepare within 100 feet of well.
Do not wash down any drains.
4. Properly manage fertilizer use.
Follow all laws governing use, storage, disposal.
Use organic fertilizers at recommended amounts.
Periodically test soils for appropriate fertilizer amount.
Use slow release fertilizers to minimize leaching.
S. Training
Train all employees on these BMP's.
Establish regular training schedule and refresher training.
6. Incorporate a Integrated Pest Management Plan
Remove insects by hand or spray w/ soapy wafer.
Use species- specific traps (colored sticky cards).
Promote beneficial organisms to prey on detrimental pests.
