Commercial structure mile point number or unit designation posting requirements: 50 feet or less setback shall post a 6 inch minimum with a'/. inch stroke. 50 feet or more setback shall post a 12 inch minimum with a 1 1/2 inch stroke. Designating unit on a building will be no less than 6 inches in height with minimum '/. inch stroke. Designating unit on a door will be no less than 4 inches in height with minimum 1/z inch stroke 100 foot setback or less shall post 18 inch minimum with 2 inch stroke. 100 foot setback or greater shall post 24 inch minimum with 3 inch stroke. X 2) ALL CONSTRUCTION MUST MEET OR EXCEED ALL LOCAL CODES AND THE INTERNATIONAL CODE REQUIREMENTS AND OCCUPANCY IS LIMITED TO THE PERMITTED AND APPROVED CLASSIFICATION. ANY CHANGE OF USE OR OCCUPANCY WOULD RESULT IN PERMIT REVOCATION. CHANGE OF USE MUST BE APPROVED PRIOR TO CHANGE. x - 3) Changes to approved building plans that affect compliance to the current Washington State Energy Code (WSEC), ventilation requirements), Building/Plumbing/Mechanical Codes and/or Mason County Regulations shall be approved prior to construction. X COM2014-00098 Page 2 of 7 4) Any changes in construction shall be reviewed by engineer of record and submitted in writing to the Mason County Building Department prior to construction. All engineering documents are a part of the approved set of plans and must remain attached thereto. If engineering documents are removed, approval will not be granted. In addition, a reinspection fee, based on the current fee schedule, minimum one-hour will be charged and collected by the Mason County Building Department prior to any further inspections being performed or approvals granted. X - 5) CONSTRUCTION PROCESS TO BE FIELD CORRECTED AS REQUIRED PER MASON COUNTY BUILDING DEPARTMENTAND THE ADOPTED BUILDING CODE. The construction of the permitted project is subject to inspections by the Mason County Building Department. All construction must be in conformance with the international codes as amended and adopted by Mason County. Any corrections, changes or alterations required by a Mason County Building Inspector shall be made prior to requesting additional inspections. X 6) All building permits shall have a final inspection performed and approved by the Mason County Building Department prior to permit expiration. The failure to request a final inspection or to obtain approval will be documented in the legal property records on file with Mason County as being non-compliant with Mason County ordinances and building regulations. X-- 7) FIRE FLOW MITIGATION The parcel is not provided with an approved water supply capable of supplying the required fire flow. As a result mitigation shall be required including installation of an NFPA 72 addressable fire alarm system or NFPA 13 fire sprinkler system and alarm system. A separate fire-protection permit application must be submitted to Mason County Dept. of Community Development, approved, and issued prior to the installation of the fire protection system(s). X - - FIRE EXTINGUISHERS Install 2A10BC fire extinguishers with a maximum travel distance of 75 feet in any direction mounted no more than 60 inches above the floor to the top of the unit. X KEY BOX A key box/knox box is required to be installed in accordance with the 2012 International Fire Code Section 506. Please contact the local fire district for more information and to discuss inspections for installation of the lock box system. X 8) PER TITLE 14 MASON COUNTY BUILDING CODE -CHAPTER 14.17, STANDARDS FOR FIRE APPARATUS ACCESS ROADS- 14.17.110: Afire apparatus access road in excess of 14% grade and more than 150' to new residential or commercial structures will require an automatic fire sprinkler system installed. Contact the Mason County Fire Marshal at(360)427-9670, extension 352, for further information. .�_._ 9) THE FOUNDAMN SYSTEM SHALL BE PLACED ON UNDISTURBED, FIRM-NATIVE SOIL. X COM2014-00098 Page 3 of 7 10) A concrete encased grounding electrode must be installed and used at each new building or structure that is built upon a permanent concrete foundation. In Mason County the electrical code is regulated by Washington State Department of Labor& Industries (L&I). For more information contact L&I for additional information. In Olympia call (360)902-6350 and in Bremerton call (360)415-4000. • X --- � 11) Provisions for surface subsurface drainage control must be implemented with new construction or development on site and MUST NOT adversely impact adjacent parcels. Under the requirements of Mason County Stormwater Ordinance, either private ditches and drains will meet requirements of the stormwater ordinance or prior approval will be granted to use an existing utility and drainage easement dedicated for that specific purpose. For further information regarding this ordinance and the REQUIREMENT to obtain an ACCESS PERMIT for the installation/construction of a driveway or access connecting from a Mason County Road, Contact the Mason County Public Works Department prior to construction at Ext 450. For any construction which is proposed to be located within 25' of a Mason County road right of way, it is suggested to contact that office to review future planned work which m�affecty9ur project. X -- - 12) Final Installat_,On Approval required prior to temporary/final occupancy (Onsite/OSS) 13) All permits expire 180 days after permit issuance, or 180 days after the last inspection activity is performed. The Building Official may extend the time for action for a period not exceeding 180 days, upon the receipt of a written extension request indicating that circumstances beyond the control of the permit holder have prevented action from being taken. No more than one extension may be granted. X 14) All approved plans are req 'red to be on-site for inspection purposes. If inspection is called for and plans are not on site, Approval WILL NOT be granted. In addition, a reinspection fee, based on the current fee schedule, minimum one-hour will be char and collected by the Mason County Building Department prior to any further inspections being performed or approvals granted. X 15) All property lines shall be clearly identified at the time of foundation inspection._X= 16) Contractor registration laws are governed under RCW 18.27 and enforced by the WA State Dept of Labor and Industries, Contractor Compliance Division. There are potential risks and monetary liabilities to the homeowner for using an unregistered contractor. Further information can be obtained at 1-800-647-0982. The person signing this condition is either the homeowner, agent for the owner or a registered contractor according to WA state law. X 17) REQUIREMENTS FOR ROOF COV INGS. Roof coverings shall be applied in accordance with the applicable provisions of the current code and the manufacturer's installation instructions. A drip edge shall be provided at eaves and gables of shingle roofs. (IRC 2012 R905.2.8.5) X 18) WIND LOADS - Roof coverings shall be designed and tested to withstand the maximum basic wind speed. The basic wind speed for Mason County is 85 MPH. X COM2014-00098 Page 4 of 7 19) THIS STRUCTURE IS APPROVED AS A 50-ft x 160-ft SHELL BUILDING ONLY. ATENANT IMPROVEMENT PERMIT WILL BE REQUIRED PRIOR TO OCCUPANCY OF THE STRUCTURE. IF ADDITIONAL CONSTRUCTION IS REQUIRED A BUILDING, MECHANICAL AND/OR PLUMBING PERMIT WILL BE REQUIRED TO BE SUBMITTED AND APPROVED PRIOR TO OCCUPANCY. STRUCTURES WILL BE REQUIRED TO COMPLY WITH THE ENERGY CODE IN EFFECT AT THE TIME PERMIT APPLICATIONS ARE RECEIVED. CURRENTLY THE 2012 ENERGY CODE REQUIRES THAT HEATED BUILDINGS BE PROVIDED WITH THE FOLLOWING INSULATION (REF TABLE C402.2): R-10 SLAB INSULATION AROUND THE PERIMETER, additional insulation may be required depending upon actual conditions. R-21 wall insulation R-49 ceiling insulation in attic or R-30 in vaulted roof assemblies Doors U-0.37, overhead, sliding or roll-up doors min. R 4.75 Windows U-0.30 or less and SHGC 0.40 or better. X 20) The approved site plan is required to be on-site for inspection purposes. If inspection is called for and the site plan is not on site, Approval WILL NOT be granted. In addition, a reinspection fee, based on the current fee schedule, minimum one-hour will be charged and collected by the Mason County Building Depa t ent prior to any further inspections being performed or approvals granted. X 21) Recyclable materials & Solid Waste Storage: Space shall be provided for the storage of recycled materials and solid waste. The storage area shall be designed to r eeds of the occupancy, efficiency of pick-up, and shall be available to occupants and haulers.X 22) Compliance with an approved Storm Water Plan shall be subject to an on site inspection, or inspections, by the engineer of record or an authorized representative. Said inspection(s) shall be performed in accordance with the approved plan, and prior to any modification that would make a determination of compliance impossible. Inspection reports shall be submitted to verify all engineering requirements have been completed in accordance with the approved storm water plan. Reports shall be submitted to the Mason County Department of Community Development prior to each corresponding inspection and final permit approval� f all special inspection reports shall be made available at time of inspection. X 23) No Occupancy until a pollution source control plan, and recorded Operation and Maintenance Agreement are completed and recieved by Mason County Community Developement. A two-hour assembly requires opening fire protection assemblies, ratings, and markings with not less than 1-1/2 hour. Door assemblies need to be installed in accordance with the manufacturer specifications. The load on the bottom truss chord needs to be considered. In addition need to confirm that the material installed complies with code;flame spread (FS), smoke developed (SD) rating, in the case of plastic insulation proper covering, etc. The problem with OSB and MDF or similar material is the load imposed and possibly FS & SD. Perhaps you should explore whether the plastic film material meets the specifications for the additional material specified in 2603.4. Check manufacturer specifications to determine whether the material meets both the Temperature Transmission Fire Test and Integrity Fire Test of NFPA 275. Do you have access to IBC code? Chapter 8 addresses interior finishes and chapter 26 addresses plastics used in bldgs. Please review the material specifications.
