1) All work to be completed as proposed within the submitted Stormwater Plan
2) Owner/Agent is responsible to post the assigned address and/or purchase and post private road signs in accordance with Mason County Title 14.28.

3) This permit is approved to prepare parcel to construct 5 building under separate building permits. Land modification work shall include site access,
parking spaces, storm drainage, and utility improvements. Work performed beyond that described shall require review and approval prior to performing
the work.

4) The owner/applicant shall provide to Mason County inspection reports prepared by the engineer record, complying with the requirements as noted in
Chapter 14.44, section 14.44.220 through 14.44.230 AND IN ACCORDANCE WITH THE STORMWATER SITE PLAN REPORT
Professional inspection of grading operations shall be provided by the civil engineer, soils engineer, engineering geologist and/or testing laboratory
required in accordance with 14.44.230. Inspection reports shall address rough and final grading work and include as-built conditions as specified in
Section 14.44.230 (a1), (a2), (a3).
The permittee shall notify the Mason County Department of Community Development when the grading operation is ready for final inspection, after all
drainage facilities are installed, erosion control measures are completed and all required inspection reports, prepared by the licensed design
professional(s), have been submitted to Mason County Dept. of Community Development.

8) Compliance with an approved Storm Water Plan shall be subject to an on site inspection, or inspections, by the engineer of record or an autnonzea
representative. Said inspection(s) shall be performed in accordance with the approved plan, and prior to any modification that would make a
determination of compliance impossible.
Inspection reports shall be submitted to verify all engineering requirements have been completed in accordance with the approved storm water plan.
Reports shall be submitted to the Mason County Department of Community Development prior to each corresponding inspection and final permit
approval. Copies of all special inspection reports shall be made available at time of inspection.

9) Retaining walls needed to support a surcharge such as structures, roads, or to support slopes, shall require a separate building permit and approval prior
to construction of the retaining wall. X
10) All approved plans are required to be on-site for inspection purposes. If an inspection is called for and plans are not available on site, then approval will
not be granted. In addition, a re-inspection fee (refer to current fee schedule, minimum 1 hour)will be charged and must be collected by the Building
Department pir to any further inspections being performed or approvals granted.
11) All changes to "approved" building plans that effect compliance with the international codes as amended and adopted, or any other Mason County
ordinance or regulation, must be reviewed and approved by Mason County prior to construction.

12) A permit is required for land clearing and burning IN ACCORDANCE WITH Mason County Code Chapter 9.48. Burn permit applications are available
through the Mason County Department of Community Development located at 426 West Cedar Street.

13) ACCESSIBLE PARKING
Accessible parking spaces shall be provided in accordance the 2012 International Building Code Section 1106 and constructed in accordance with
Section 1101.2/ICC A117.1.-2009 Edition. Accessible parking spaces shall apply to new parking spaces added and shall be provided in accordance with
Table 1106.1 as follows:

1:48. Accessible parking spaces shall be clearly identified by signs containing the International Symbol of Accessibility placed not less than 60-inches
above ground surface, measured from the bottom of the sign.

14) All building permits shall have a final inspection performed and approved by the Mason County Building Department prior to permit expiration. The failure
to request a final inspection or to obtain approval will be documented in the legal property records on file with Mason County as being non-compliant with
Mason County ordinances and building regulations.

The undersigned, as owner(s), covenant and agree that:
1. If at any time Mason County reasonably determines that maintenance or repair work is
required to be done to the existing,approved storm drainage facilities installed on the property described
above and located outside of any public right-of-way (which will mean repair and or clean out of the
existing system only to the same standards as originally installed and approved), the Director of the
Department of Public Works shall give the current owners seven days notice that the County intends to
perform such maintenance or repairs, or to have them performed by others.
If the current owners have not completed or are not diligently pursuing the repair or maintenance
of the system and it becomes necessary for Mason.County to perform the work,the current owners will
assume responsibility for the cost of such maintenance or repair and will reimburse the County within
thirty days of receipt of the invoice.Overdue payments will require payment of interest at the current legal
rate for liquidated judgments, and any costs or fees incurred by the County, should any legal action be
required to collect such payments, will be borne by the parties responsible for said reimbursements.
2. If at any time Mason County reasonably determines that the existing and approved storm
drainage system on the property poses a hazard to life and limb, or endangers property, or adversely
affects the safety and operations of a public way, due to failure, damage or non-maintenance of the
existing on-site storm system, and that the situation is so adverse as to preclude written notice to said
owners,the Director of the Department of Public Works may take the measures necessary to eliminate
the hazardous situation (which will mean repair or clean out of the existing system only to the same
standards as originally installed and approved)provided the Director has first made a reasonable effort
to locate said owner before acting.
The current owners will assume responsibility for the cost of such maintenance or repair; and will
reimburse the County within thirty days of receipt of the invoice. Overdue payments will require payment
of interest at the current legal rate for liquidated judgments, and any costs or fees incurred by the County,
should any be borne by the parties responsible for said reimbursements.
3. The owner shall keep the Mason County Public Works Department informed at all times as to
the name, address and telephone number of the contact person responsible for the performance of
maintenance or repair work to the storm drainage facilities.
These covenants are intended to protect the value and desirability of the real property described
above, and to benefit all the citizens of Mason County. They shall run with the land and be binding on
all parties having or acquiring from the current owners or their successors, any right, title or interest
therein, and to the benefit of all the citizens of Mason County.
