It was my understanding that the tanks can be accessed by step ladder. There is no code requirement for a permanent,fixed means of access. Just like suspended items(AHU's and tanks) that are above dropped ceilings. The access is by ladder. 6. Smoke Seals to the extent required by code are designated as W1 and W5. We call for them in the 2hr walls and the classrooms. I don't even think they are required in the classrooms because the classrooms are not designated smoke control areas, per section 7 and 9 of the IBC_ It is a non rated separation, no smoke partitions, no smoke barriers etc... The 2hr wall absolutely are required. 9. The double door between the commons and the classrooms do swing in the path of egress. Please see the jurisdictionally approved drawings sheet A0.01. We have created no dead-end corridors. The commons has sufficient egress components(doors)as a stand alone spec. 14. This was a suggestion by RMI. If it is not acceptable, then we should VTR. 16. Being reviewed by BCE. 21. Not a code requirement Most equipment can be disassembled and brought through the access hatch. Otherwise, we can remove the louver at the end of the mechanical and remove there. 24. The smoke and fire damper is specified in section 15891. The building official should look at the submittal. Smoke and fire dampers are not required by code to have a fusible link. Only fire dampers do. 27. Being reviewed by BCE. I don't believe an exhaust fan is required. They are not commercial devices. We got some red flags from the building official (BO) that I need to respond to- 1. The residential washer/dryer requires an exhaust fan vented to the exterior. Since they are residential in type, is this a new code requirement? 8/30/2007 Page 2 of 2 The dryer should only be required to have a booster fan if the static pressure loss in the duct system exceeds the dryer's capability, which is specified in the manufacturers literature. IMC section 504 states "clothes dryers shall be exhausted in accordance with the manufacturers instructions. Dryer exhaust systems shall be independent of all other systems and shall convey the moisture and any products of combustion to the outside of the building. 2. A type 11 flood is required over the residential oven in the home ec and is to be vented to the exterior. Since this is a residential oven we used a residential hood. Does a GE residential hood quality as a type IL Also the manufacturer allows for a charcoal filter in lieu of venting, that is what we have since there wasn't an HVAC connection. The hood in question is serving a residential range that is not being used for commercial purposes. iMC section 505 regarding domestic kitchen exhaust equipment states the exception; Where installed in accordance with the manufacturers installation instructions and where mechanical or natural ventilation is otherwise provided in accordance with chapter 4, listed and labeled ductless range hoods shall not be required to discharge to the outdoors. 3. The vent for the washer drain line does not go through the roof. RMI installed a different type. The PR for the added washer dryer included routing a vent pipe to connect to a vent in the ceiling space. I assume RMI installed a Studor air admittance valve. We have installed them on many projects, and they have been approved in Pierce and King county on some of our jobs. Ultimately it is up to the building official to accept or reject it. Attached are acceptance letters from Pierce and King County. Hopefully the building official will be lenient. 4. All access panels to the mechanical spaces must be large enough to remove the largest piece of equipment. Is this a code requirement. Never heard of it. Besides I think we can disassemble all of the equipment so it will fit through a 3x4 access hatch. All of the air handlers can be replaced piece by piece. 5. In the boiler room we put the water tanks on an upper deck. The BO is stating that we need to have room to put up a ladder. Is there a code requirement for direct accessibility? The UPC requires manufacturers recommended clearance in front of the tanks, which we have. There is also a requirement for tanks installed 16'above finished floor to have permanent ladders. Is the platform above 16'? 1 am not aware of any other access requirements. Please respond ASAP. The BO won't give a TCO.
