A stormwater site plan with low impact development features such as pervious paving, rain garden infiltration and native vegetation, will be created and implemented prior to development, clearing, grading or construction of any portion of the proposed development. 2. The proposal shall be required to control erosion during construction. Removal of vegetation should be minimized and any areas disturbed should be restored to prevent erosion and other environmental impacts. 3. Site is within a portion of the county designated as Class II Critical Aquifer Recharge Area, under Critical Aquifer Recharge Area Chapter 17.01.080 of the Mason County Resource Ordinance. All provisions of the CARA chapter shall be followed including obtaining a Mason Environmental Permit, application of Best Management Practices on site, and an engineered stormwater site plan in compliance with Ecology's stormwater, water quality, Hazardous Waste, wetland and solid waste program BMP, and BMPs from the departments of Health, Agriculture, Transportation and State Conservation District Office. 4. Project applicant shall develop in compliance with Geotechnical report completed for this site by Aspect Consulting dated January 22, 2007 and updated March 26, 2007. 5. In accordance with discussion between Squaxin Tribe and Mason County at meeting on April 9 2007, Mason County and the Public Works department propose to work with the Squaxin Indian Tribe to craft a Memorandum of Understanding between the two governments, relating to proposed project measures, which further reduce impact to the aquifer beyond that of usual development impact through a series of additional measures. These proposed measures and the memorandum are being developed, but would include such measures as low impact development, and minimizing water withdrawal through conservation measures, pervious pavement, stormwater infiltration, rain gardens and native vegetation, and proposing to hook up to Ci of Shelton water when it becomes available. Although this proposed Memorandum of Understanding is still under way as of this date, it' dies rstanding of the parties that it shall be completed and in place prior to the issuance of building permits for this project.x 2) Owner/Agent yresonsi le to post the assigned address and/or purchase and post private road signs in accordance with Mason County Title 14.28. X COM2007-00064 2 of 7 3) ALL CONSTRUCTION MUST MEET OR EXCEED ALL LOCAL CODES AND THE INTERNATIONAL CODE REQU REMENTS AND OCCUPANCY IS LIMITED TO THE PERMITTED AND APPROVED CLASSIFICATION. ANY CHANGE OF US , C PANCY WOULD RESULT IN PERMIT REVOCATION. CHANGE OF USE MUST BE APPROVED PRIOR TO CHANGE. x 4) Changes to approved building plans that affect compliance to the current Washington State Energy Code (WSEC), ventilation and Indoor Air Quality Code (VIAQ),,Byildinf lumbing/Mechanical Codes and/or Mason County Regulations shall be approved prior to construction. X 5) Any changes in construction shall be reviewed by engineer of record and submitted in writing to the Mason County Building Department prior to construction. All engineering documents are a part of the approved set of plans and must remain attached thereto. If engineering documents are removed, approval will not be granted. In addition, a reinspection fee, based on the current fee schedule, minimum one-hour will be charged and collected,by t Maso ¢county Building Department prior to any further inspections being performed or approvals granted. X .( 6) CONST CTION PROCESS TO BE FIELD CORRECTED AS REQUIRED PER MASON COUNTY BUILDING DEPARTMENT AND THE ADOPTED BUILDING CODE. The construction of the permitted project is subject to inspections by the Mason County Building Department. All construction must be in conformance with.the int rnational codes as amended and adopted by Mason County. Any corrections, changes or alterations required by a Mason Coun ildi spector shall be made prior to requesting additional inspections. X 7) All building permits shall have a final inspection performed and approved by the Mason County Building Department prior to permit expiration. The failure to request a final inspection or to obtain approval will be documented in the legal property records on file with Mason County as being non-com liant ith Ma County ordinances and building regulations. X 9) PER TITLE 14 MASON COUNTY BUILDING CODE -CHAPTER 14.17, STANDARDS FOR FIRE APPARATUS ACCESS ROADS- 14.17.110: A fire apparatus access road in excess of 14% grade and more than 150'to new residential or commercial structures will require an automatic fire sprinkler sy�stemtailed, ntact the Mason County Fire Marshal at(360)427-9670, extension 273, for further information. x COM2007-00064 3 of 7 10) Provisions for surface/subsurface drainage control must be implemented with new construction or development on site and MUST NOT adversely impact adjacent parcels. Under the requirements of Mason County Stormwater Ordinance, either private ditches and drains will meet requirements of the stormwater ordinance or prior approval will be granted to use an existing utility and drainage easement dedicated for that specific purpose. For further information regarding this ordinance and the REQUIREMENT to obtain an ACCESS PERMIT for the installation/construction of a driveway or access connecting from a Mason County Road, Contact the Mason County Public Works Department prior to construction at Ext 450. For any construction which is o ose to be located within 25' of a Mason County road right of way, it is suggested to contact that office to review future planned work which affec ur project. X ' 11) IF CITY SEWER NOT AVAI BLEAT TIME OF OCCUPANCY AN ON SITE SEPTIC SYSTEM MUST BE INSTALLED. X 12) All approved plans are/required to be on-site for inspection purposes. If inspection is called for and plans ar not on site, Approval WILL NOT be granted. In addition, a reinspection fee, based on the current fee schedule, minimum one-hour will be ch d an 'llected by the Mason County Building Department prior to any further inspections being performed or approvals granted. X 13) All property lines shall be clearly identified at the time of foundation inspection. X 14) Contractor registration laws are governed under RCW 18.27 and enforced by the WA State Dept of Labor and Industries, Contractor Compliance Division. X 15) Per 2003 IRC -SECTION R905- REQUIREMENTS FOR ROOF COVERINGS - R905.1 Roof covering application.
