A stormwater site plan with low impact development features such as pervious paving, rain garden infiltration and native vegetation, will be created and implemented prior to development, clearing, grading or construction of any portion of the proposed development. 2. The proposal shall be required to control erosion during construction. Removal of vegetation should be minimized and any areas disturbed should be restored to prevent erosion and other environmental impacts. 3. Site is within a portion of the county designated as Class II Critical Aquifer Recharge Area, under Critical Aquifer Recharge Area Chapter 17.01.080 of the Mason County Resource Ordinance. All provisions of the CARA chapter shall be followed including obtaining a Mason Environmental Permit, application of Best Management Practices on site, and an engineered stormwater site plan in compliance with Ecology's stormwater, water quality, Hazardous Waste, wetland and solid waste program BMP, and BMPs from the departments of Health, Agriculture, Transportation and State Conservation District Office. 4. Project applicant shall develop in compliance with Geotechnical report completed for this site by Aspect Consulting dated January 22, 2007 and updated March 26, 2007. 5. In accordance with discussion between Squaxin Tribe and Mason County at meeting on April 9 2007, Mason County and the Public Works department propose to work with the Squaxin Indian Tribe to craft a Memorandum of Understanding between the two governments, relating to proposed project measures, which further reduce impact to the aquifer beyond that of usual development impact through a series of additional measures. These proposed measures and the memorandum are being developed, but would include such measures as low impact development, and minimizing wat ithdrawal through conservation measures, pervious pavement, stormwater infiltration, rain gardens and native vegetation, and proposing to OA u to City of Shelton water when it becomes available. Although this proposed Memorandum of Understanding is still under way as of this d i �he understanding of the parties that it shall be completed and in place prior to the issuance of building permits for this project. x 2) Owner/Age s es risible to post the assigned address and/or purchase and post private road signs in accordance with Mason County Title 14.28. I am sending this in the form of an e-mail instead of a letter. Please let me know if you would like a letter prepared. 2500 gallon above ground oil tank: 1) I am not sure where the interpretation may be found for an"important building'as referenced by Bjorn Gilje. The International Building Code references buildings of importance in chapter 16 in order give guidance for design factors. I would agree that building II would fit into an occupancy category II but that would not affect the location of an oil storage tank. In 1995,the Fire Marshal at that time created a policy in order to determine setbacks for LP tanks. In the policy the Fire Marshal specified that non-significant buildings or non-important buildings would be considered single story storage sheds not more than 120 sq.ft. Please provide manufacturer specifications that identifies setbacks to sources of ignition and structures. 2)Please provide a foundation design for the storage tank. The design should be calculated to support the tank plus 100%of its contents and any provisions necessary for seismic zone DI. 3)Please identify containment method and proposed system designed to prevent contents from entering the critical aquifer recharge area. 4)Please identify use of fuel and proposed piping system for the waste oil. Generator: 1)Identify the proposed use of the generator. 2)Provide manufacturer specifications that identify seismic connections and required foundation support or provide an engineered design. 3)Provide manufacturer information that identifies distance to hazardous and combustible materials. 4)Identify exhaust system and fuel supply.
