Representatives from the Fire Marshal's Office, Building Department, Environmental Health, Planning, and Public Works Departments may attend the meeting to discuss rules and regulations applicable to the proposed project.Topics covered during the meeting will include the comprehensive plan, shoreline program, zoning,availability of sewer and potable water, development concepts,building construction, fire protection and life safety concerns of the proposed project. The pre-submission conference will be most informative when you provide accurate and detailed information on the Pre-Submission Conference Application Form and the site plan. Applications will be accepted when all information is received and deemed complete. Pre-Submission Conferences are held every Wednesday and last one hour.To schedule a meeting complete the application on both sides and return 10 copies of the detailed site plan to the Mason County Department of Community Development, ATTN: Pre-Submission Conference Coordinator, P.O. Shelton WA 98584 Dear Mr. Duncan: This letter is in response to your Initial Review Questionnaire(IRQ) dated November 13, 2002. You are proposing to have constructed a 5000 sq. ft. foundry building with offices on a portion of the Port's business park lands on parcels 42002-00-62000. The parcel is within the Shelton Urban Growth Area and is currently zoned by the City of Shelton as Industrial. This means the proposed operation is a conforming land use according to the Mason County Development Regulations. Your current proposal to construct a foundry building is a permitted action. Mason County Department of Community Development appreciates the Port of Shelton's efforts to assure that even this proposal for site development of a new enterprise meets with the Mason County Development Regulations. In addition to building code standards, your proposed manufacturing land use will need to meet the Development Regulations I setbacks from property lines and perimeter buffers for this planned business park area, which the county planner can provide to you. You have already been scheduled a Pre-Submission Conference for November 20, 2002. At this meeting, you will meet with representatives of the planning, building, health, and public works departments to discuss how their respective development standards apply to the review for your project proposal and any needed permit applications.
