1. In our office plan page C2.2 was damaged. Please email this page to replace previous.
RESPONSE: C2.2 is provided.
2. Page CS.1 must be updated with changes and proper exiting paths.
RESPONSE: CS.1 has been updated with revised exit path and life safety notes showing (2) exits
from all required spaces. (Revised sheets CS.1,A2.2,A3.2, A9.1)
3. Page A2.2 the detail label for the restroom is incorrect. Please correct.
RESPONSE: The detail call out has been updated to call out the correct sheet number. (Revised
sheet A2.2)
4. The horizontal continuity must be addressed in accordance with IBC Section 705.5.
RESPONSE: The floor and supporting structure for the floor are required due to the Fire Area
allowed by the County (5,000 SF). A 2-hour horizontal assembly (Fire Barriers Section 707) has
been designed per section 707.3.10 and table 707.3.10. The supporting structure (columns and
floor structure)is required to meet the same 2-hour fire rated requirement and is detailed as such
7 in the permit submittal. The fire assembly is continuous from the slab to the 2-hour assembly at
the floor. The floor assembly is continuous from non-combustible metal exterior skin to non-
combustible metal exterior skin on all sides. The exterior wall is not part of the supporting
structure for the horizontal assembly of the second floor,furthermore the exterior walls are more
than 10' from property lines on all sides and are not required to be rated due to fire separation
distance per 705.5,table 601, and 602 (II-B construction). (No drawing revisions)
5. The detail for the walkway, on page A/A6.2 refers to MBM drawings? Please provide details,
engineering and plans.
RESPONSE: In the submittal drawings section A/A6.2 calls the exterior walkways as being designed
by the Structural Engineer, Drawings and Calculations were submitted. The mezzanine floor is by
MBM and is called out accordingly, Drawings and Calculations were submitted. (No drawing
revisions)
6. Plans note a retaining wall. Must provide details, plans and engineering for the wall.
RESPONSE: The retaining wall is an existing structural wall that is already constructed and has been
approved by the county under permit number COM2015-00076. All documentation including
designs and engineered documentation are included with the county records. We have also
included some of the documentation for your reference. (No drawing revisions)
7. Lighting, plans must include details in accordance with C406.4#5.
RESPONSE: The supporting electrical documents represent the requested plans in accordance to
C406.4#5. Supporting documents include Lighting Controls Layout along with the Lighting, Motor,
and Electrical permit checklist. Supporting documents are an inclusion with our initial Lighting
Summary submitted on November 14, 2018
8. The flex area will require panic hardware. Update door/hardware table.
RESPONSE: In the permit submittal Doors 101A(HW1)&101D(HW3)both are equipped with panic
hardware per sheet A9.1. (No drawing revisions)
9. Plans must include details for WSEC C402.5.1 Air leakage/Air Barrier.
RESPONSE: A note stating the air barrier and air leakage requirements has been added to the Title
Sheet. (Revised sheet TITLE)
10. See page A9.1 Doors and Hardware note ##1 and Window types note. Compare to Component
Performance on the last page. They do not match. Please revise plans to match the Component
performance for doors and windows.
RESPONSE: The callouts on the window and door schedule have been revised to match the
Envelope Summary in the permit submittal. (Revised sheet A9.1)
All revisions required by the permit comments are bubbled and noted with a flag note #1. Owner
changes have been bubbled and noted with a flag note#2. Those owner changes include:
• The owner has revised the location of the west wall in Prep 203 due to the new exit path in
order to gain area back for Catering 202.
• The mechanical cabinet was omitted in Banquet Hall 201,this omission required the north wall
to move 1'10" to the south to assure the SF/Occupant Load is under the 100 occupant load
which requires a sprinkler system in that space.
