Dear Mr. Parent: Mason County Department of Community Development is reviewing your request for a buffer yard determination at your Aero Controls site at W 520 Dayton Airport Road. Your site plan shows existing structure (s) on Tracts 1 and 2 of Short Subdivision #1851, and on Tract 2 of Survey in Volume 13 , page 188 of surveys . Your proposal is to move aircraft parts currently stored on your developed property, over to your adjacent 5-acre undeveloped property immediately to the north (Tract 3 of Survey, Vol . 13/188) . It is our understanding that no structures would be constructed as a result of this project. Both the developed and undeveloped portions of your property lie outside Mason County's Urban Growth Area, as identified on Mason County Development Areas Map (Ordinance No. 82-96) ; your present use of the developed portion of your site is permitted under Chapter 1. 05 . 010 of Mason County Development Regulations, "Nonconforming Buildings and Uses . " In researching your property file, it appears that previous documents submitted for this property have site plans for the presently developed portion of your property, but do not include Tract 3 in the projects (see attached enclosed copy) . Your engineered site/drainage plan (signed and dated 3/23/94) , entitled "Aero Controls Expansion, " also excludes Tract 3 . Mason County Development Regulations Section 1 . 05 . 014 (B) (2) (Alterations and Enlargements) will apply to your proposal to clear the 5 acres north of your currently developed area. It states : "The buffer yard requirements of this Ordinance shall be applied to the entire parcel of land, and shall be met, subject to the determination of the Administrator, as set forth in Section 1 . 03 . 036 (c) (3) " . Both the Buffer Yard and Alterations and Enlargements sections are enclosed for your reference. Your use is considered to be a Category V use (light industry) . If adjacent uses are still as shown on your previously submitted site plan, they would be considered as Category II uses (single family residential and vacant) . The buffer yard required would be 20 (twenty) feet in width, with planting requirements as referenced in the Chapter. Structures (fence or berm) are not required for full buffer yard widths, only in cases of reduced buffer yards . If adjacent uses have changed since the enclosed site plan, then buffer yard requirements will differ accordingly.
