Development of the Property
Barbara,
On 20 October, I visited the Mason County Community Services Department, planning department and spoke with
Grace Miller regarding the subject property. A little background; the subject property currently has a small house
on the north east corner of the lot. I would like to divide the lot and build up to 5 additional houses.
My question regarding the subject property is how many houses could I potential build on this lot? I realize there
are a lot of variables, but at this point I am just trying to determine if it makes financial sense.
From what I have discovered so far, I have four areas that I need to clarify before proceeding:
1. Septic System/Sewage
2. Water availability
3. Fire requirements
4. Number of lots to be built
Project Outline:
• Build 4 or 5 new houses on the subject property(leaving the current house as is).
o The goal would be to build one single family house to test the market asap.
o Assuming the market is good,the one house would be followed by the additional houses.
• Water is currently available at the property and not a problem per Jason Dose.
• Sewage systems seem to be the main concern
o Using a septic system is a major question as to how big each lot must be.
o Connecting to the City of Shelton sewage system is an option, but cost will be or could be a
major determining factor.
■ The more lots,the more the cost of connecting to the sewage system can be spread out.
• Fire - I have spoke with others previously and I believe the main requirement for Fire will be "a hammer
head turn around". I plan on meeting with Jeromy Hick on Monday to verify.
What I am most interested in is could I subdivide the property to accommodate 4 or 5 single family homes. If so,
what would be the requirements? I have had several of your associates suggest that I have a pre-application
meeting. Depending on your opinion,that would more than likely be my next step.
