Z' 92 City: Stale: Zip: Telephone No Parcel Number(s): _ �— d �� D/Z-� U� one Q � / i In your request to reduce a front yard setback standard, please state which of the following circumstances apply in your situation and illustrate these in your site plan: 1) existing lots of record as of March 5, 2002; 2) one of the following: a) steep slopes, wetlands, or streams present b) soils that restrict building or septic development c) lot width at the front yard line of no more than 50 feet d) lot size of no more than one-quarter acre e) existing improvements of buildings, septic systems, and well areas Explain how these circumstances preclude a proposed development from meeting the 25 foot front yard setback standard. It is the purpose of this request to reduce the required front set back form 25' to 15' for lots B,C and D of SHORT PLAT 4460. The front of lots B,C and D are shortened up by a 20' easement. In this easement power and water lines will be run along with a private road to provide access to lots B,C and D. Taking away 20 ft. from the front of these lots leaves only a 15' to 16' set back from the homes 1 ant planing to build. Administrative variance granted to reduce required front yard setback on private access easement from 25 ft. to 15 ft. minimum. Due to lot configuation and dimensions of proposed home, it would be difficult to meet the requirements of this ordinance, without making structural changes to the proposes residence. Application appears to meet general requirements of Development Regulations section 1.05.035. SAL 9/17/02
