Dear Applicant: Pursuant to your application, a site pre-inspection (SPI)was performed on your property. Below you will find comments made regarding the proposed development and its critical values. In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must be included in your specific proposal; these setbacks are included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Sincerely, Allan Borden Land Use Planner Mason County Planning Department I 1/10/2008 1 of 3 SP12007-00291 Site Inspection 1/10/2008 Case No.: SP12007-00291 Comments: Inspection for Cathy & Michael Beierle on Dec. 14, 2007: The purpose of the pre-inspection was to evaluate construction of a residence on a 4.53 acre property alon Dayton Airport Rd. The property is fairly flat throughout and acce3s is available at the existing driveway in the east area. The s rrounding properties within 400 feet of this property have a general slope of 5 to 10 percent, and seasonal drainage was observed mostly on the property to the north and in the far northwest portion of the subject parcel. These findings state regulations in effect at the time of inspection, unless noted otherwise. The site is in the Rural Residential 10 zone. Standard building setbacks are a 20-foot front yard setback, and 20-foot rear and side yard setback (lot line setbacks). These setbacks are measured from structures or projections above grade, such as roof overhangs, decks, balconies, stairs, storage buildings, fuel tanks, or heat pumps. Resource Ordinance - Streams, Shoreline, or Wetlands: None of these critical areas were observed during the inspection; the development setbacks from these features would not apply to a proposed improvement to the subject parcel. There is seasonal runoff associated with the slopes located on adjacent properties to the north but will not affect development proposed on this property. Resource Ordinance - Slope areas: There is a general slope from northeast to southwest that does not exceed 15 percent associated with the low natural topography adjacent to the seasonal drainage. Areas to the north greater than 400 feet away have slopes greater than 15 percent but these areas are too distant for slope development standards to apply. The applicant does not need a geologic study as part of development review. This parcel is considered part of a forest practice permit issued in 2005, and the parcel was tagged with a six-year development moratorium. Mason County does have a rocess for removing the moratorium on the portion of parcel s0bject to tree cutting, or applying for a waiver of a one- to two-acre area for residential development.
