Regulated activities shall be conducted only after Mason County Public Works approves a stormwaterr sitepr Street
(Mason County Code Title 14 Chapter 14.48 section 14.48.70).You will receive a copy of the Public Works document
entitled "Managing Storm Drainage on Small Lots,The Small Parcel Stormwater Site Plan". This document will assist
you in preparing the necessary information and plans for Public Works to review and approve. Per Department of
Public Works this document will constitute an approved plan if all of the relevant details* are to be installed in
their entirety AND no part of the stormwater system adversely affects any septic system(see Environmental Health
information below). If an alternative system is to be used a plan will need to be submitted to Public Works for approval.
A design by a registered professional may be required for more complex sites.
*These details are found in the document Managing Storm Drainage on Small Lots, The Small Parcel Stormwater Site Plan
on the pages that begin with"Handout"

Per Mason County Code, Title 14, Chapter 14.48 a stormwater site plan is required whenever a building application is
made for residential development, or redevelopment',with more than 2,000 square feet of impervious surface 2.
'Redevelopment means,on an already developed site,the creation or addition of impervious surfaces,structural development
including construction,installation or expansion of a building or other structure,and/or replacement of impervious surface that is not
part of a routine maintenance activity,and land disturbing activities associated with structural or impervious redevelopment.
2Common impervious surfaces include,but are not limited to,rooftops,walkways,patios,driveways,parking lots or storage areas,
concrete or asphalt paving,gravel roads,packed earthen materials,and oiled,macadam or other surfaces which similarly impede the
natural infiltration of stormwater. Open,uncovered retention/detention facilities shall not be considered as impervious surfaces.

SMALL PARCEL STORMWATER SITE PLAN
WRITTEN DESCRIPTION

The site is located on the northeast side of Harstine Island in the Hartstene Pointe
community. It is a o.15-acre circular Wooded lot that was cleared within the past 50
years but now has a full canopy of younger evergreen trees. The site is flat With no
measurable slope. The proposed new 766 sq.ft. detached single-family home is to
be built in the center of the property. Approximately 45% of the site will be cleared
for construction. Throughout construction considerable effort will be given to
maintaining existing trees and native vegetation as they are of significant value to
both the local habitat as well as the property owner. The driveway and parking pad
will provide access from the shared driveway coming off of E Pointes Dr. W and will
be approximately 12' by 36' with a 20'x4o' parking area. The roof of the new home
will be approximately 988 sq.ft. The total proposed impervious surface for this
project is 2273 sq. ft., which falls within the limits for Small Parcel Erosion and
Sediment (ESC) Control Plan requirements.
All stormwater flows will be dispersed and/or infiltrated on site. To avoid saturating
soils near the foundation of the house, roof runoff& foundation drains will be
tightlined to a catch basin and a drywell per Mason County drainage plan handouts.
Runoff from the gravel driveway and parking area will be managed through
sheetflow dispersion to a vegetated flowpath. No onsite septic system is proposed
as this home will be connected to the Hartstene Pointe Water-Sewer District. The
driveway shall be gently sloped to provide sheet flow dispersion.
In order to prevent erosion and trap sediments within the project site, the following
Best Management Practices (BMPs) will be used approximately as shown on the
Erosion and Sediment Control(ESC) plan:
• Clearing limits will be marked by fencing or other means (ribbons & stakes) on
the ground.
• A rocked construction entrance will be paced at the entrance to the proposed
driveway.

• Water will not be allowed to point discharge onto slopes
