Mason County Comprehensive Plan regulates the plaCE ment, expansion or
modification of commercial, industrial and public facilit es to certain areas of the
county. In the interest of saving you time and money the Department of
Community Development requires this initial review ch ck list to be completed and
reviewed by this department prior to the submission of any building permits.

Dear Mr. Marcus,
This letter is in response to your Initia Review Questionnaire
(IRQ) . Your proposed mobile home park is Located within the
Shelton Urban Growth Area (UGA) . According to the Mason County
Comprehensive Plan and Development Regulations, mobile home parks
are an allowed use within the UGA. Howeve�r your project is
subject to any applicable regulations .
Your next step is to schedule a "pre-subm'' ssion" meeting
(application enclosed) . At this meeting y u will meet with
representatives of the various county dep rtments who will advise
you as to which regulations your project will be subject to. From
your application we are not sure whether our use of the term
"manufactured homes" refers to mobile hom s or modular homes . If
they a mobiles (no permanent foundation) hen a mobile home park
is the appropriate route for you. If they are manufactured homes
then you would need to subdivide your pro erty. Currently no
subdivision applications are being approved subject to pending
action before the Western Washington Growth Management Hearings
Board.
If these units are mobile homes, I suggest that you become
familiar with the Mason County Mobile Home Park Ordinance prior
to scheduling your pre-submission meeting. Your questions about
access to city services and the possibility of dedicating your
roads to the county can be explored at that meeting.
