will find comments made regarding the proposed development and its critical values.
In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must
be included in your specific proposal; these setbacks are included as part of the comments listed
below.

Comments:
Pre-inspection for K. Wallin / J. Minton made on Oct. 29, 2004:
The purpose of the pre-inspection was to evaluate issues related
to the construction of a single family residence on a 0.25 acre
parcel along Evergreen Rd. in Alderwood Villa. The parcel is well
vegetated with shrubs, evergreen and deciduous trees, devil's
club, and berry vines. The potential building site is a terrace of 3
percent slope with 15 to 25 percent slopes above and below this
site; access would be from the lowest point of the lot and up from
the road. Surface and subsurface seepage from the south flows
across the property to the road ditch at the lowest point.
Geologic study / Landslide hazards: There are steep slopes that
are about 25 percent associated with the surface seepage. Due
to the angle of the slope and seepage present that is adjacent to
or within 300 feet of the proposed building site, a Geologic
Assessment is needed for any proposed construction within
300-feet of these natural and modified slopes. The Geologic
Assessment format is contained in Mason County Resource
Ordinance section 17.01 .100 EA. The assessment must state
that the hazards of the landslide area can be overcome in such a
manner as to prevent harm to property and public health and
safety, and must also assure the proposed site preparation and
construction will cause no significant environmental impact. To
save costs, this study should be based upon the footprint area
where structures are proposed and must accompany any
development permit for that parcel.
The wetland plants observed on this property (sedges and devil's
club) do not occupy an area large enough for critical area
development standards to apply. A curtain drain (rock-filled ditch
with outlet pipe) may be installed to control ground saturation on
the parcel (see drawing in notes), and such techniques should be
part of the actions to maintain site stability recommended in the
geologic assessment.
The designation for the site is Rural Residential 5 zone. Standard
building setbacks for this zone are a 25 foot front yard setback,
and 20 foot side and rear yard setback (lot line setbacks). The
exception to this is for lots less than under 100 feet in width,
where side yard setbacks are equal to 10% of the lot width, but no
less than 5 feet; for the subject lot, the side yard setback would be
10 feet. These setbacks are measured from structures 30 inches
above grade such as roof overhangs, stairs, balconies, decks,
heat pumps etc.

t General process: Future site development must include a site
plan, showing all setbacks from property lines, slopes and
shoreline will be needed for building permit application submittal.
A topographical profile will also be needed, however the project
geotechnical engineer or geologist would normally prepare this.
