X Owner/Agen ontracto (circle one)Date: _ Page 2 of 2 Small Parcel Stormwater Site Plan Written Description Jan Oosterveld Mason County Tax Parcel # 12206-13-00110 The site is located just southwest of Belfair WA on a private road just off of State Highway 106 on a 2 + acre lot. The lot is forested with first several hundred feet from the west boundary where the access road is a very mild slope, less than 10% to where the home site will be located. Further east, past the home site, there is a significant slope,(greater than 40%) which the far eastern boundary ending at a fish bearing creek. A Geotechnical Report was completed on Oct 2nd 2019 (attached)which clarifies the ability to construct the proposed manufactured home and carport without adversely affecting the stream, or boarding neighbors. All vegetation will remain intact and not be cleared 50' past the east side of the property past the building site as noted on the proposed plot plan. The driveway will enter from Rasor Road (west end of the property) strait approx. 150' to the building site which remains in the very mild slope area. The driveway will be approximately 12 feet wide.The impervious surface of the drive is 1800sgft, parking area of 600sgft, carport 600sgft, and the home of 1904 sq ft. The proposed total sqft of impervious is 4,904 which falls within the limits for Small Parcel Drainage Review. All stormwater flows will be dispersed through vegetation. To avoid saturating soils near the foundation of the house, roof runoff will be directed towards vegetated flow paths via downspout extensions. The same holds true for carport roof runoff An onsite septic system is proposed. All small parcel drainage facilities will be located downhill of the septic tank and drain fields. The entire driveway is relatively flat. Therefore, runoff from this area can simply be allowed to sheet flow to the north side towards existing vegetation. In order to prevent erosion and trap sediments within the project site, the following Best Management Practices (BMPs) will be used approximately as shown on the Erosion and Sediment Control ( ESC) plan: • Clearing limits will be easily distinguished by ribbons and stakes on the ground • The driveway will be constructed and graveled immediately. Dispersion trenches shall be placed according to flow control requirements. Areas accepting sheet flow from the driveway, parking area and building site ( that are not being left to native vegetation)will be mulched • A rocked construction entrance placed at the driveway entrance. • Mulch will be spread over all cleared areas of the site when they are not being worked. Mulch will consist of air dried straw.
