PLANS ON THE PROPOSED GRADING ON-SITE (SEE
(F1 Eb ATTACHED GRADING PLAN) THIS AMENDED SEPA APPLIES
ONLY TO THE GRADING, THE PREVIOUS SEPA ISSUANCE
COVERS THE 9-LOT SUBDIVISION.
DAPBP LLC: 9-lot commercial/industrial short subdivision. The
site is situated over a Type II Critical Aquifer Recharge Area. Use
of the resulting lots will be conditioned to comply with the CARA
chapter of the Mason County Critical Areas Ordinance. Prior to
final county approval the project will require Dept of Transportation
approval for access and Dept of Health approval for a Group A
water system.

Short Plat Subdivision approval in November 2006; construction December
2006 — February 2007.
7. Do you have any plans for future expansion, or further activity related to or
connected with this proposal: If yes, explain.
Following final subdivision approval, structures will be constructed (by
others) on each of the new 9 lots. Sanitary sewer is not currently available to
serve the project site so individual septic systems will be utilized in the
interim. Dry sewer lines will be installed during construction to provide for
future connection to the public sewer system. Water will be provided by a
Group A water system constructed on the project site.

be prepared, directly related to this proposal.
Preliminary Drainage Plan by Olympic Engineering, Soils Report for Drainage
Purposes and soil logs (septic system suitability) by Parnell Engineering.

None to our knowledge.

SEPA approval, Short Plat Subdivision approval, Group A Water System
Design approval (by Washington State Department of Health), Septic System
Design approval, Final Construction Plan approval, Grading Permit,
Encroachment Permit, building permits (by others for future structures).
11.Give a brief, complete description of your proposal, including the proposed uses and
the size of the project and site. There are several questions later in this checklist that
ask you to describe certain aspects of your proposal. You do not need to repeat
those answers on this page. (Lead agencies may modify this form to include
additional specific information on project description.)
Subdivide 24.99 acres into 9 lots, ranging between 1.26 and 5.31 acres in size,
for commercial and/or industrial use. Following Short Plat Subdivision
approval, the internal private roadway, storm water facilities (for private
roadway), and utilities will be constructed. A dry sanitary sewer main and
laterals will be installed for connection to a future public sewer system. A
Group A water system will serve potable water to the 9 lots.
Following construction completion, the lots will be sold and future buildings
will be constructed by others. Based upon the allowable floor area ratio in the
Shelton Urban Growth Area (1:1.5), the total combined footprint of the future
buildings will not exceed 704,220 square feet. As each lot is developed, an
onsite sewage disposal system and storm water facilities for the associated
parking areas will be designed, approved and constructed through the land
use/building permit process. Buffer yards and landscaping will also be
addressed at the time of individual lot development.

duplicate maps or detailed plans submitted with any permit applications related to
this checklist.
The project site is located on the north side of Dayton - Airport Road (State
Route 102), at the intersection of SR102 and Sanderson Way.

THE NORTHWEST QUARTER (NW '/4) OF SECTION 2, TOWNSHIP 20 NORTH,
RANGE 4 WEST, W.M., MASON COUNTY, WASHINGTON.
SAID LAND BEING ALSO KNOWN AND DESCRIBED AS THE RESULTING
PARCEL 2 OF BOUNDARY LINE ADJUSTMENT NO. 01-75, RECORDED
DECEMBER 21, 2001, AUDITOR'S FILE NUMBER 1745913 AND APPEARING
ON THE MAP OF SAID BOUNDARYLINE ADJUSTMENT AS THE RESULTING
PARCEL 6.

B. ENVIRONMENTAL ELEMENTS:
1. EARTH:

Project site is nearly level, 2 — 3 percent slope over the entire 24.99 acres.
c. What general types of soils are found on the site (for example, clay, sand, gravel,

Grove Gravelly Sandy Loam. Refer to soil logs prepared by Parnell
Engineering for further information.
d. Are there surface indications or history of unstable soils in the immediate vicinity:

proposed. Indicate source of fill.
Approximately 1,700 Cubic Yards of cut and 1,200 Cubic Yards of clean
material (crushed, asphalt) will be imported from an approved source.
f. Could erosion occur as a result of clearing, construction, or use: If so, generally
describe.
Temporary erosion control facilities will be in place prior to construction.
Following construction, all disturbed pervious areas will be stabilized with
hydroseed.
g. About what percent of the site will be covered with impervious surfaces after
project constructions (for example, asphalt or buildings)?
Because the future buildings and associated parking for each of the 9 new
lots will be constructed by others, the percent of impervious surface is
unknown. However, it will not exceed the maximum amount allowed by
Mason County development regulations.
h. Proposed measures to reduce or control erosion, or other impacts to the earth, if
any:
Temporary erosion control measures will be implemented to reduce the
potential for erosion during construction. Following construction,
disturbed pervious areas will be stabilized with hydroseed.
2. AIR:
a. What types of emissions to the air would result from the proposal (i.e. dust,
automobile, odors, industrial wood smoke) during construction and when the
project is completed? If any, generally describe and give approximate quantities,
if known.
The future use of these lots is unknown but will however be identified
during the development permit process by others. Uses that produce
emissions that would adversely affect visibility at the nearby airport would
likely not be permitted.
b. Are there any off-site sources of emissions or odor that may affect your
proposal? If so, generally describe.
None known.

3. WATER:
a. Surface:
1) Is there any surface water body on or in the immediate vicinity of the site
(including year-round and seasonal streams, saltwater, lakes, ponds,
wetlands)? If yes, describe type and provide names. If appropriate, state
what stream or river it flows into.

2) Will the project require any work over, in, or adjacent to (within 200 feet)
the described waters? If yes, please describe and attach available plans.

removed from surface water or wetlands and indicate the area of the site

1) Will ground water be withdrawn, or will water be discharged to ground

A Group A water system will serve the 9 future lots. This water
system will not withdrawal more than 5,000 gallons of water per day.
2) Describe waste material that will be discharged into the ground from septic
tanks or other sources, if any (for example; domestic sewage, industrial,
containing the following chemicals..., agricultural, etc.). Describe the
general size of the system, the number of such systems, the number of
houses to be served (if applicable), or the number of animals or humans
the system(s) are expected to serve.
A septic system will be designed and installed on each of the 9 lots
in conjunction with construction of the future buildings (by others).
c. Water runoff(including storm water).-
1 Describe the source of runoff(including storm water) and method of
collection and disposal, if any (include quantities, if known). Where will this
water flow? Will this flow into other waters? If so, describe.
The future road has been design so that the resulting storm water
will flow to the west end of the site where it will be captured by catch
basins, conveyed to the wetponds for treatment, and then infiltrated
back into the ground in ponds.
Roof runoff from future buildings (by others) will be infiltrated on
each individual lot in roof drain drywells, sized appropriately for the
square footage of the building.
As each lot is developed (by others), a storm water system will need
to be designed, approved and constructed to capture, treat, and
infiltrated the storm water resulting from additional impervious
surfaces (parking).
2) Could waste materials enter ground or surface waters: If so, generally
describe.
Storm water resulting from the new private road will be treated
(wetpond) prior to infiltration so it is unlikely that waste materials
could enter ground or surface waters.

The storm drainage system has been designed in accordance with the
requirements of the Washington State Department of Ecology and Mason
County.

Electricity will be used for lighting. Electricity, natural gas, or propane will
be used for heating. As part of the future building permit process (by
others), requirements of the Energy Code will be observed.
b. Would your project affect the potential use of solar energy by adjacent

c. What kinds of energy conservation features are included in the plans of this

Energy efficiency and conservation will be addressed as part of the future
building permit process (by others).
