PRE-SUBMISSION CONFERENCE REQUEST FORM
The purpose of the pre-submission conference is to identify and/or eliminate as many potential problems as
possible in order for the project to be processed without delay. Representatives for the Fire Marshal's Office, Building
Department, Environmental Health, Planning, and Public Works Departments may attend the meeting to discuss rules
and regulations applicable to the proposed project. Topics covered during the meeting will include the comprehensive
plan, shoreline program, zoning, availability of sewer and potable water, development concepts, building construction,
fire protection and life safety concerns of the proposed project. The pre-submission conference will be most informative
when you provide accurate and detailed information on the Pre-Submission Conference Application Form and the site
plan. Applications will be accepted when all information is received and deemed complete.
Pre-Submission Conferences are held every Wednesday and last one hour. To schedule a meeting complete the
application on both sides and return 10 copies of the detailed site plan by 4.30 on the Wednesday prior to the proposed

Site Analysis

Size: 6.26 acres=272,686 square feet(approx.)
Current use: Vacant, however there has been wood chips dumped on the site at sometime in the past
Topography: Generally flat. Slight downward slope towards the west with a raised mound near the west
property line
Water: Existing local water system. This is assumed to be inadequate. A new welll and water
system needs to be drilled
Sewer: New on-site septic system(s)will need to be developed
Storm water: On-site collection, treatment and disbursement will need to be developed. An above ground
system is recommended
Power: Mason County PUD#3-existing connection single phase transformer which is probably not
adequate. 3 phase is not available at the site but can be run in from the Dayton Matlock
road (approx. 800')
Natural gas: Not available at the site. Propane can be used by instqalling a tank
Sidewalks: None required

Comments: There appears to be no code nor zoning requirements that would restrict the use of the site
for offices or light industrial use.
