will find comments made regarding the proposed development and its critical values.
In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must
be included in your specific proposal; these setbacks are included as part of the comments listed
below.
This information is based on County and State reguIatio s as they exist to date. These regulations
may change and may affect the requirements for devel pment of the subject property.

Comments:
Pre-inspection for Maurice Perigo on Mar. 1, 2005:
The purpose of the pre-inspection was to evaluate issues related
to the development of one residence and eventual division into 5
lots of a 6 acre parcel within the Shelton Urban Growth Area. The
parcel has been mostly cleared of many of the evergreen and
deciduous trees. The Pine Acres Way easement borders on the
east and the slope is 3 to 5 percent towards the southwest.
Geotech Report / Landslide hazajrds: There are no steep slopes
on the subject property and no special geologic study is needed
for development review.
The property is within the Shelton Urban Growth Area and
standard building setbacks are a 10 foot front yard setback, and a
minimum of 5 foot side and rear yard lot line setbacks for
residential development. For the subject lot, attention should be
made that the new structures meet this setback. These setbacks
are measured from structures above grade such as roof
overhangs (roof gutters), balconies, decks, stairs, heat pumps etc.
Shoreline / stream setbacks: No shorelines or streams were
observed during site inspection.
Aquifer Recharge Area: The property is within the Class II Aquifer
Recharge Area in the vicinity of Shelton. Single family residences
are allowed uses and should be served by septic providing
adequate treatment or by sewer connection. An Aquifer
Recharge Area notification shall be recorded with the Auditor's
Office during proposed development of this property.
Staff would conclude from these observations that the proposed
subdivision and residential development will create a property with
adequate area for development. Staff noted the applicant should
make sure that the proposed residence is adequately setback
from the proposed septic drainfield and well locations as specified
by Mason County Environmental Health.
General process: Future site devb lopment must include a site
plan, showing all setbacks from property lines, slopes and other
improvements, which will be needed for building permit application
submittal.
