The proposal is to rezone approximately 35.4 acres of undeveloped land from
Public Institutional to General Commercial, following a boundary line adjustment of
two parcels comprising approximately 86.4 acres total;Parcel Number
42002-10-00010(44.8 acres) and Parcel Number 42002-10-00020(41.6 acres).
Additionally, the two parcels will be subdivided to establish 8 parcels with sizes
ranging between 1.45 acres and 48.61 acres. No other land development is
proposed.

compared to existing conditions, and would not be affected by the current

No. Public transit is located near the intersection of US 101 and E.
Shelton Springs Rd. approximately 0.6 mile away.

No additional parking is proposed.

The subdivision requires road easement according to Mason County
Code, Section 16.38.022 and that has been incorporated into the design.

Sanderson Field is approximately 0.22 mile to the south, separated from
the site by Port of Shelton roads, industrial area, and SR 102. The
proposal will not use or otherwise affect water, rail, or air transportation.

If known, indicate when peak volumes would occur and what percentage of the volume would

easements are maintained by the subdivision design. The subdivision has been
