Alder Street The site is located on east, central Hartstine Island in the Island Shores Subdivision, 3 d Division. It is located West of E Plantation way and does not border Case Inlet or any waterways. The "new" building site is moderately sloped (20-30%) north to south, is clear of trees and currently vegetated with low growing salal and mountain huckleberry. Trees and vegetation intact along the west, north and east of the construction site. The construction of the new garage will require excavation into the sloped area , on lot 5, north of the existing home, parking area and driveway. The proposed garage, 952 square feet will be accessed by a driveway/parking area of approximately 20 feet by 35 feet. The existing home, driveway, walkways, shed and new construction total, approximately 4843 square feet which fall with the limits for Small Parcel Drainage review. Stormwater flows for the existing home are collected via curtain, foundation and downspout drains and dispersed through vegetation in the natural drainage swale south of the home on lot 4. Stormwater flows on the driveway and walkways are allowed to sheet flow south toward the existing swale on lot 4 and are dispersed through a rocked,vegetated flow path on the sloped of the natural drainage Swale. All Stormwater flows, for the new construction will be collected via curtain drains, foundation drains, downspout drains and directed across the driveway to be dispersed via the existing rock and vegetated drainage swale on lot 4. This will prevent concentration of the runoff across the existing driveway. In order to prevent erosion and trap sediments within the project site the following Best Management Practices (BMPs) will be used: • Clearing and excavation limits will be marked clearly marked by fencing • Silt fences will and erosion control measures will be placed as recommended in the geological assessment • Water will not be allowed to point discharge on slopes. The rock lined dispersal slope will accept the discharge into the vegetated drainage Swale. • Mulch will be spread over all cleared areas of the sited when they are not being worked • At the conclusion of construction, all exposed areas will be planted and seeded with native vegetation.
