(AAG) visited the above property on January 31, 2018 for an evaluation of the stability of the slope to the east below the Brooks residence. On site was AAG and the contact. This letter is being prepared on February 1,2018. The particular observations on this date were to look at landslide potential on the slope, evaluate the nature of several weeping springs, and determine the safety of the current residence and its nearby stand- alone garage. The results of this site inspection must be considered as preliminary and are not a full geotechnical report for this site. AAG reserves the right to alter any conclusions in this inspection letter reflecting changes on-site and/or through further geotechnical work. Both are above a slope that descends toward the east and Case Inlet near the south tip of Stretch Island. The crest of this slope represents the top of a Landslide Hazard Area (LHA) as defined by Mason County. At the time of the site visit,the following observations were made. A deep-seated landslide has developed to the immediate north of the client property. Limited in width, it shows a step-down series of failure scarps down to the east. These scarps are very fresh and according to the contact, Beth Riebli, they had grown in a matter of days. The total amount of drop is several feet and this slide is to be considered currently active and very hazardous. 2. On the slope below the residence and the garage, there are a number of weeping springs creating bog-like conditions locally. Many of these are at the foot of an old scarp that is the first steep drop to the east of the structures and whose top represents the upper limit of the LHA. These boggy conditions exist in scattered areas of the hummocky plateau below the toe of this scarp. 3. In certain areas of the plateau, some separation cracking is seen. Trees, including mature ones near the base of the old scarp and immediately below the structures, are for the most part straight and vertical. 4. Examination of satellite photos indicate ongoing shore-line erosion, creating instability at the furthest eastern side of the property along the bluff above the Sound, 5. The residence appears to be on a stable geologic platform. No indication of settlement or cracking was seen. The contact indicated a sump pump was employed in the residence and a substantial curtain-type drain was seen south of the garage and is likely part of a drainage system that appears to have another drain under the gravel driveway/parking area west of the residence. GEOLOGY This is taken from the Geologic Map of Vaughn 7.5 minute-Quadrangle, Pierce and Mason Counties, Washington; by R. L. Logan and T. J. Walsh; 2007; Washington Department of Geology and Earth Resources Geologic Map GM-65. Qls Landslide deposits—Generally loose, jumbled, tan to gray, silty sandy gravel with few to no discernible sedimentary structures; surfaces of landslides are generally undulatory; some landslides in the quadrangle occur as large deep-seated slides and others as shallow surface failures or block falls. This is the unit below the old fault scarp to the east of the structures. However, it is apparent that the structures themselves are built on the following: Q9t Vashon till—Unstratified to moderately stratified, compact, unsorted mixture of clay, silt, sand, and gravel deposited directly by glacial ice; gray to tan; nearly everywhere in sharp contact with underlying units; does not drain well as permeability and porosity are low; sand and finer grains in matrix are very angular... This is a suitable building site material and is stable unless undercut and/or saturated with water. The material should be ASTM classified as (SP) a Poorly graded gravelly sand. LiDAR a The LiDAR image from the Puget Sound Lidar Consortium Q4712201be.tif shows the structures to be , on the edge of the landslide area that extends to the - Y north and south. The number of arcuate shapes and the hummocky terrain indicates the landslide is relatively r: M recent and has not gone to completion locally. CONCERNS The concern is the stability of the platform where the structures are located. There is concern about the consequences of land failure on the property. 1 { There is likely that the current land failure to the north will continue. The next consideration is whether this 'f will spread to the client property. This is a real hazard J as is the possibility that the slope below the residence and garage can fail, especially where the springs are seeping through to the surface. CONCLUSIONS AND RECOMMENDATION • The landslide failure occurring to the north is a threat to the client property but appears currently to be limited in scope. It will likely continue to collapse but will probably not undermine the client property in the short term. This should be monitored and when the failure is reasonably stable,the scarps should be revegetated or engineered for stability as the need arises. • There is a possibility the terrain below the client residence and garage will collapse on its own in part or in a block, although the latter is very unlikely. Remediation of this would rely on the scope of the failure. There is very little that can be done to prevent a failure, but de-watering is a technical possibility albeit an expensive one. • The location of the residence and garage are on stable Qgt deposits. In the event of failure of the slope below the old scarp where the weeping springs are present, there would most likely not damage the structures. • It is possible to refine the knowledge of the site through additional geotechnical methods such as drilling for information at depth, surface sampling and mapping, and mathematical profiling of the slopes for slope stability studies. Any further work would require the contours of the site be shot in by a licensed surveyor. Hazard trees may be removed as required, but in general the roots should be left in place. The property owners should monitor the stability of their property. Moreover, a relatively stable areas does not guarantee there cannot be earth-movement failures.
