Standard setbacks for this zone are a 25-foot front yard setback and a 20-foot setback for side and back yards.The front yard refers to the lot line adjacent to the property access, including access easements.The setbacks are measured from structures above grade such as roof overhangs (roof gutters), and other structures/appurtenances, including heat pumps etc. When the lot width is less than 100 feet, setbacks would equal 10%of the lot width. An administrative variance can be applied for to get a reduction in the required setbacks (minimum of 5 feet for sides, minimum of 10 feet for front and rear) if the lot meets certain criteria. Other setbacks can apply when critical areas are present, see below. Height limit per Mason County Development Regulations 17.04.224.0 is 35 feet. Geological/landslide hazards:Any slope higher than 10 vertical feet, over 15% (8.5 degrees)grade and within 300 feet of proposed development will require a Geotechnical Assessment to evaluate slope stability on and near the site.The assessment must meet the requirements of the Mason County Resource Ordinance (MCRO) section 17.01.100 E.4. The assessment must also state that the hazards of the landslide area can be overcome in such a manner as to prevent harm to property and public health and safety, and must also assure the project will cause no significant environmental impact. See MCRO 17.01.100, E7. A Geotechnical Report may be needed if through a Geotechnical Assessment it is determined necessary, or if slopes are in excess of 40% (21.8 degrees) See MCRO 17.01.100 E. Wetlands:There is a jurisdictional wetland on the adjacent parcel (to the east) and a portion of that same wetland appears to encroach on to the subject site. Wetland delineation and categorization will be necessary to determine the applicable buffer requirements for future development. A list of wetland consultants is enclosed for your information, although you may also choose other qualified professionals not on this list. Please have your wetland consultant reference the Wetlands chapter from the Mason County Resource Ordinance (MCC Title 8), available on the County webpage. Note: The applicant has indicated that he will forward the original wetland report to the Planning Department for background information and consideration. In the event that the age of the report exceeds 5 years since publication, a re-assessment will be required in order to make sure that the both the wetland boundary and buffer boundary have not changed, nor the associated values and functions for purposes of wetland rating. Forest Practice Permit: A Type IV general forest practice approval permit is required through Mason County Planning Department (MCC Title 11) if the subject parcel exceeds two (2) acres in size, and involves 5,000 linear board feet or more of timber or trees that are cleared that exceed a distance of 1 and 1/2 tree length from a structure,the applicant shall obtain a forest practice approval permit. Please visit the Mason County website (MCC Title 11)for proper application forms, application fees, and procedural information. Said permit shall be obtained prior to any clearing or site development.
