Michael & Teri Nelson, Appellants, were present at the hearing. IdaMae Jensen and Elizabeth Zigler, Assessor's Representatives, were present. The Appellants submitted four comparable sales from 2023. The Assessor did not consider these sales as they are after the assessment date. The Assessor provided a sales grid with four comparable sales from the subject parcel's neighborhood. The sales, as adjusted, ranged in value from $633,653 to $1,094,705. The value of the subject parcel falls within this range. The Board found no clear, cogent, or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at $260,530 and improvements at $542,310 for a total of $802,840 for the subject parcel. On the petition, the Appellant provided four comparable sales, two from 2022 and two from 2023 with one being on SR 106 which was not considered. The Assessor provided a sales grid listing three comparable sales. The sales, as adjusted, ranged in value from $1,353,156 to $1,533,154. The value of the subject parcel falls within this range. The Board found no clear, cogent, or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at $275,445 and improvements at$1,148,680 for a total of$1,424,125 for the subject parcel.
