This decision is based on our finding that:
The hearing was held on Thursday, March 7, 2024.
Greg & Tanya Green, Appellants, were not present at the hearing. IdaMae Jensen, Assessor's
Representative, and Assessor Patti McLean were present.
On the petition, the Appellant provided four comparable sales, all of which were from 2023. One was
saltwater.
The Assessor provided a sales grid with four comparable sales from within the subject parcel's
neighborhood. The indicated value of the sales ranged from $809,344 to $1,011,239. The value of the
subject parcel falls below this range.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $196,175 and improvements at$593,425 for a total of
$789,600 for the subject parcel.

The hearing was held on Thursday, March 7, 2024.
Anthony & Tawn Blackstad, Appellants, were not present at the hearing. IdaMae Jensen, Assessor's
Representative, and Assessor Patti McLean were present.
The Appellant noted on the petition that the estimate of true and fair value is $328,265; however, no
documentation was provided to support the estimate.
The Assessor provided a sales grid with three comparable sales all within the subject parcel's neighborhood,
with an indicated value range of$400,965 to $422,762. The value of the subject parcel falls below this
range.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $47,180 and improvements at $303,060 for a total of
$350,240 for the subject parcel.
